A 65-unit condo building with Art Deco flair on bustling Eighth Avenue

A mid-rise condo building perched on a busy corner of Eighth Avenue in Midtown, 305 W. 52nd St. looks much the same as it did when it was built in 1942 by architect H. Herbert Lilien and Chain Building Corp., although large-scale developments have dramatically changed the surrounding neighborhood. A recent visit to the beige-brick structure confirmed that its striking Art Deco entrance is still intact, with carved-stone chevron patterns and rust-red terrazzo surrounding glass double-doors fronted with decorative iron grills. The only other adornments on the six-story structure, which has 65 units, are four fire escapes and a simple cornice and frieze above the top row of windows. The building’s boxy shape is recessed at the entrance on 52nd Street but otherwise rises uniformly. It was converted from rentals in 1986 and contains limited amenities, but there is a part-time doorman and intercom system that lend a sense of security.

Studios to two-bedroom residences starting at $585,000

Layouts at 305 W. 52nd St. include a mix of studios, one- and two-bedroom residences. The original leasing brochure of the building from 1942 highlighted several standout elements including “dropped living rooms,” “soundproofing between apartments,” “cross ventilation” and “spacious foyers.” Many of those features have been preserved, especially the dropped living rooms, which are something of a hallmark in the building. Arched doorways are another signature element and add a sophisticated look to the interiors, as do hardwood floors, which are common in the units. Prices start at $585,000 for a studio, $795,000 for a one-bedroom and $1 million for a two-bedroom.

Limited amenities include part-time doorman and shared laundry room

A part-time doorman, elevator and live-in super are the main amenities at 305 W. 52nd. Additionally, the basement includes a shared laundry facility, bike room and storage lockers available to residents for a fee. Pets are welcome in the building, which is friendly to investors and allows up to 90% financing for prospective buyers. Pied-a-terres are permitted along with sublets. While there’s no gym on site, there is a Crunch Fitness on 54th Street, as well as a Planet Fitness on 55th. There’s also a dry cleaner directly across the street. The property doesn’t have a garage or roof deck, but there’s a parking garage on 53rd Street. The nearest large green space is Central Park, seven blocks away, and there are a handful of smaller parks in the vicinity, including Clinton DeWitt Park and Balsley Park.

A busy neighborhood close to Broadway theatres and cultural attractions

The building is set on the edge of vibrant Hell’s Kitchen, where the neighborhood’s low-rise character meets the office towers of Midtown Manhattan. During the day, Eighth Avenue is at a near constant bustle in terms of pedestrians and street traffic, and it hardly slows down in the evenings, with numerous bars open into the early morning hours. P.S. 35, a school serving kindergarteners through 12th graders, is also next door, which can add to the early morning hubbub. Practical conveniences abound in the area, with pharmacies, banks, delis, dry cleaners, nail salons and flower shops all within blocks. Starbucks is among the building’s ground-floor retail tenants, as is a Chinese restaurant, pizza parlor and hair salon. For grocery shopping, a midsize Gristedes supermarket is just a block away, along with Westerly Natural Market, which specializes in organic goods. There’s also a large Food Emporium on 49th Street and Eighth Avenue, reachable in about five minutes if walking. The Shops at Columbus Circle, six blocks away, is home to not just an array of luxury stores such as Williams Sonoma and Hugo Boss but also a Whole Foods in its lower level. Some of Manhattan’s most acclaimed restaurants and bars are close by, including Bad Roman, Omakase by Korami, Chalong, Carla and B Side Pizza and Wine Bar. The Cosmic Diner, a casual eatery with generous portion sizes, is just across Eighth Avenue. The neighborhood is home to a thriving nightlife scene and is particularly known for its abundance of gay bars, including Rise, Atlas Social Club and Industry, which is on the same block as 305 W. 52nd. In September 2024, a speakeasy-style piano bar called So and So’s opened directly across the street in a lavish space conceived by design studio Goodrich, offering live music almost every night of the week. Residents are also within walking distance of several prominent cultural institutions, such as the Museum of Arts and Design on Columbus Circle as well as Spyscape, an interactive spy museum designed by Adjaye Associates just two blocks away. Broadway shows are another big draw for locals and tourists, and most of the theaters are clustered in the immediate vicinity.

Within walking distance of numerous subway and bus lines

Transit options are plentiful in the immediate vicinity of 305 W. 52nd, with the closest subway stop at 50th Street serviced by the E and C trains. The B, D and E lines have a station at Seventh Avenue and 53rd Street, while the 1 train stops at Broadway and 50th. A pair of bus routes makes stops at Eighth Avenue and 52nd Street, with the M20 taking riders all the way down to Battery Park, and the M104 going up to Columbia University and beyond into West Harlem. Additionally, a five-minute walk brings residents to Columbus Circle, where numerous bus lines converge along with the A, B, C, D and 1 trains.
