This park-facing co-op offers proximity to green space and Midtown institutions

East Midtown, including Murray Hill, is known for its large institutions and corporate atmosphere. While that’s certainly part of living at 320 E. 35th St., co-op residents also have the unique experience of living beside green space — a rarity in Midtown Manhattan. The seven-story, beige brick co-op is directly across from St. Vartan Park, a few doors west of the China Mission, several blocks south of the United Nations and less than a block from the hospitals lining First Avenue. “The building provides a good mix of being close to the park and the East River, but also being able to reach Midtown attractions and Grand Central quickly,” says David Kong, an agent at Keller Williams NYC. “There’s not necessarily anything special about the design or architecture of the building. The big selling point is that it’s a quiet, clean, well-run building, and of course, the location. People love the convenience of being able to walk to work at the UN or elsewhere in Midtown. There’s a mix of occupancy here: owners who use this as their primary residence, people who use it as a pied-a-terre and others who rent.”

Studio and one-bedroom apartments are competitively priced

The midrise only offers studios and one-bedrooms, with about 50 units total — a boutique size that Kong says is appealing to many buyers. The layouts are also favorable, as studios have a windowed alcove sleeping area that some owners have converted into a separate bedroom. “Some of the one-bedrooms have a nice layout where the kitchen divides the living space from the bedroom, which feels a little more private,” Kong adds. “The bedrooms are large enough to fit a king-sized bed and additional furniture. Plus, the kitchen and bathroom both have a window, which may be standard elsewhere but is a nice perk in Manhattan.” Apartments also tend to have generous closet space in hallways and bedrooms. Many owners have renovated their 1958 apartments, particularly the kitchens and bathrooms, but one original feature, the wide-plank parquet flooring, is often preserved but sanded down and refinished. Studios, 475 to 575 square feet, typically hover in the $400,000s, while prices for one-bedrooms, 500 to 785 square feet, have ranged from $400,000 to $700,000 depending on condition. “These units are a really good value in terms of space,” Kong says. “Everyone I’ve helped purchase here has said that the units are so much bigger than anything else they can find at this price point.” In recent years, prices fell between $600 and $891 per square foot compared to Murray Hill’s average of $1,230 per square foot. Buyers also benefit from the co-op’s generous sublet policy, which allows renting after two years of residency.

Amenities are limited, but common areas are well-maintained

In exchange for favorable size, price point and location, buyers compromise on amenities. The co-op only offers a ground-floor laundry room and a live-in super. "There’s a courtyard in the back where residents can store their bikes for free, but it’s not much of a hangout space,” Kong adds. Although there isn’t a doorman, the building has a digital security system, and the lobby has adequate seating for visitors or quick pit stops on the way out the door.

Proximity to restaurants, a park and the riverfront

Because of the UN and hospitals, the area is home to many diplomats and medical professionals, but the appeal goes beyond workplace proximity. “This is an incredibly convenient area to live in,” Kong says. “People like having Trader Joe’s and the AMC movie theater nearby, and there are a ton of great restaurants along Second and Third Avenues.” Near East 35th Street, popular haunts include Chef Huang for Chinese fare, Baker's Recovery for sweet treats, Bubo for creative cocktails and Sophra Grill for Turkish dishes. Both commercial veins also have convenience stores, markets, laundromats, banks and more. “All the conveniences that you want when you’re in a city are right there,” Kong says. As for green space, St. Vartan Park offers recreational amenities like basketball courts, an athletic field, a playground and picnic tables. The East River Esplanade, popular with runners and bikers, is also accessible one block from the co-op.

Easy access to public transit and major thoroughfares

Located a half-mile from the co-op, the 33rd Street 6 train is the nearest subway. However, Grand Central Terminal is only 0.6 miles north and offers service along the 4, 5, 6, 7 and S lines, as well as the Metro-North Railroad and Long Island Rail Road. For those heading west, a crosstown bus runs along 34th Street, and other nearby buses head uptown, downtown and into Queens. The ferry also operates at the end of the block, connecting riders to Queens, Brooklyn and other parts of Manhattan. Drivers are very close to FDR Drive and the Queens-Midtown Tunnel. “Just from seeing the building on a map, people are often concerned about traffic and noise from the tunnel,” Kong says. “But because of the way traffic is directed — 35th is a one-way street with cars heading west — you don’t have to worry about that. It’s actually really nice having a park across the street because it makes 35th much quieter and more peaceful than the surrounding streets.”
