An ideal place for those looking for space, community and convenience

321 West 78th is the type of classic prewar building buyers are looking for when they’re scouring the Upper West Side for a forever home. With only 53 units spread across nine stories, the handsome red-brick Colonial Revival planted on a block that sits across from Riverside Park and only one and a half blocks from Broadway feels boutique and checks many boxes for would-be homeowners. Designed by Sommerfeld & Sass in 1925 when developers were rushing to the west side of Manhattan to provide housing for the upper classes, most residences here have retained their original large, airy footprints. Some have grown even bigger due to combinations. According to Brown Harris Stevens broker Michael P. Villani, the appealing proportions and coveted location have cultivated a legacy of long-term residents—exemplified by one former owner who called the building home for six decades before selling through Villani last year. “With the large units, people don't move as much. People buy these units and have them for years. When they move, it's usually because they're downsizing.” The intimate scale and established community foster a cherished sense of neighborliness that many homeowners seek. “You get to know your neighbors,” Harris says. “It's only 53 units with a full-time doorman and the super's been here since 1995. It's not like 800 units and nobody knows anybody, you know?”

Classic fives, sixes and sevens with prewar details

Converted to a co-op in 1979, the building is composed mainly of classic fives, sixes and sevens, which are one- to three-bedroom units. Standard in each apartment are a living room, a formal dining room, a kitchen, one to three bathrooms and full bedrooms. Architectural features usually associated with the charm of prewar apartments like herringbone hardwood floors; high, beamed ceilings; thick walls; and large foyers or hallways, remain in most units. The generous dimensions of these residences have allowed owners to enhance their spaces with custom floor-to-ceiling shelving, distinguishing each home and adding even more character. Whether galley, eat-in or open to the other living areas, kitchens are usually spacious. Potential homeowners will find a few units have retained their fireplaces (although all will be non-functional) and that all residences facilitate great amounts of natural light. A bonus for penthouse owners are terraces.

One- to three-bedrooms priced between $595,000 and $2.5 million

One or two apartments may surface for sale each year but that’s about as many that’ll be available at a time. Villani’s sixth-floor, one-bedroom, one-and-a-half bath with an eat-in kitchen in great condition, was available in the winter of 2025 for $595,000. One-beds on the PH floor have gone for $1.295 million in the past. A two-bedroom in need of renovation in March of 2024 went for $950,000. In the last five years, three-bedrooms having either two or three bathrooms, have been priced between $2.072 million and $2.5 million. “The maintenance fees run a little bit high,” says Villani, “but it's because you're dividing the staff salaries by only 53 units. But the level of service is high for a smaller building and some people just like that.”

Classic prewar building with a lobby to match

Being a classic prewar building, the lobby at 321 West 78th is just as striking as expected — coffered ceilings, wall columns, black-and-white floor tiles and elaborate wrought iron gates. There is even a hint of medieval with Tudor-style windows. The super lives in the building and there are round-the-clock doormen, who, according to Villani, are extremely friendly and accommodating. Pied-a-terres are allowed and the building is pet-friendly (yes, dogs are included too). There is a laundry room (although in-unit washers and dryers are permitted woth board approval), along with unit and bike storage.

Less than 20 minutes to major Upper West Side points of interest

As residents are only a block and a half away from Broadway, access to everyday conveniences is quick. The busy thoroughfare is filled with businesses like banks, dry cleaners, gourmet grocery and bakery Zabar’s on 80th, a Fairway on 74th and a Trader Joe’s on 72nd. A plethora of local cafes like Mille-feuille and Viand are also plentiful, in addition to fitness clubs like New York Sports Club on 80th. There is an Equinox midblock between 76th and 77th on Amsterdam Avenue, another nearby commercial corridor that’s always buzzing with retail activity and diners. The building’s proximity to the Lincoln Center means residents get to cultural institutions like the New York City Ballet and the New York Philharmonic with a one-stop train ride or about 15 minutes of walking. The American Museum of Natural History and Central Park are also easily accessed with just about 15 minutes of walking straight across 78th Street. And of course, Riverside Drive with its network of bike and walking trails, playgrounds and lawns, is just a half block away.

Many choices when it comes to transportation

Residents at 321 W 78th Street have several transportation options at the ready. Drivers are just one block away from the 79th Street exit to the West Side Highway. The closest train stop is at 79th Street and Broadway, which is only a four-minute walk from the building. The M4 travels down Broadway while the M104 provides uptown service. Anyone needing to get across town can take the M79, and for travel on the west side, the M5 rides along Riverside Drive.
