A postwar, glass-clad highrise in the heart of Midtown South

For buyers who want to be in the middle of everything, Manhattan’s Midtown South neighborhood is about as central as it gets. Some New Yorkers may balk at the idea of having the Empire State Building in their backyard, but for those who can appreciate the kinetic energy it adds to the area, there’s 325 Fifth Avenue. Designed by Stephen Jacobs and Andi Pepper, the 42-story glass tower features a series of large balconies on each floor and 50 different layouts across 250 total units. Since its completion in 2005, the tower’s presence has helped pave the way for newer residential developments. “This area of town is one of the last prime [residential] areas to come up. [Sales in this neighborhood] have been a little slower than Flatiron or NoMad, but this building is one that brought it up,” says Charles Hawkins, a broker with Elliman and part of a top-selling team with his partner and wife Julia Jiang. Just under 20 years ago, it was prime market time in Manhattan, leading buyers to the then-new build in the bustling midtown location: “People were buying just from the floor plans without even seeing it,” Jiang adds. “But today, the high ceilings — they’re 10 feet — as well as the balconies are still great.”

Although the building has all the essentials one would expect of a high-end building, including an indoor swimming pool and gym, the common spaces and amenities are a bit dated, especially compared to new luxury developments. Still, residents here get a decent price per square foot, good natural light and views of Manhattan’s arguably most famous building. If buyers can put up with the cacophonous noise of the area (and high-foot traffic along Fifth Avenue and 33rd Street) it’s still an attractive buy.

Studio to three-bedroom units with large balconies and views of the Empire State Building

Since they were built in the early aughts, some contemporary buyers may consider the interiors a little tired, but they are outfitted with the standard features one would expect, including hardwood floors, open kitchens with stainless steel appliances from Bosch and Sub-Zero, and floor-to-ceiling windows. Units currently on the market don’t appear to be majorly updated or renovated in recent years. The bathrooms are clad in either limestone tiles or marble, with subtle mosaic detailing across the center. One-bedrooms are typically just under 700 square feet and according to Jiang are “quite well-proportioned” without much wasted space. “You can put a king-sized bed in every one- or two-bedroom unit, so the proportions are larger,” Jiang remarks. Buyers can also expect PTAC air conditioning units against the wall, which is essentially a hybrid of central AC and a window unit. Another big perk of the building is that many residences have balconies with ample space to fit a table and chairs, as well as in-unit washer/dryers.

Prices typically start around $1 million

Prices in the building and neighborhood haven’t increased dramatically in recent years. “The building itself is relatively new and still has a lower price per square foot compared to newer developments,” Hawkins says. Studios start around $990,000, while one-bedrooms list for around $1 million. Two-bedrooms typically range between $1.65 million to $2.1 million. Three-bedrooms typically run anywhere between $2.5 million to $3.45 million. And for globe-trotting buyers, sublets and pied-a-terres are allowed.

Full-service building with an indoor pool, gym and sauna

It may not be ultra-luxurious, but the building’s Club Level does have 10,000 square feet of amenities, including a children’s playroom, business center and cedar-lined sauna. “The club has good amenities, like a swimming pool and a beautiful gym looking out at Fifth Avenue, as well as a large lounge,” Hawkins says. “It’s about a 50-foot indoor swimming pool with super high ceilings, good natural light on both ends and a gym on one end.” The lobby, however, could use a bit of an upgrade, especially when compared to fancy new builds, but the positive news is that it’s in the works. “It’s getting redone. They’re on it,” Hawkins says. There’s also a door attendant and concierge during the day, and at night, it switches to one attendant. “It’s a very good level of service. Even the Club level has the concierge.”

A bustling area in the heart of Manhattan’s Midtown South

The heart of Midtown South is not for everyone — especially those looking for tranquil, tree-lined streets and limited pedestrian traffic — but for buyers looking for a super central location with proximity to major city attractions, as well as walkability to office spaces in the midtown area, it may be just the ticket. “A lot of people like it, a lot of people don’t like it. People like that it’s in the center and convenient to all the subways,” says Jiang. It’s also very close to K-Town, which includes some of the city’s best karaoke bars, gourmet imported grocers like H Mart, and of course, delicious hot pot. Located one block from the Empire State Building, residents can easily catch the 6 train two avenues east at the 33rd Street station, and several train lines, including the B, D, F, N, Q, R and W, at the 34 Street-Herald Square Station just one avenue west. Macy’s and several other major stores like Target are just around the corner at 34th Street.
