Rare prewar condo conversion on Central Park West

The condo building 327 Central Park West is part of the Central Park West Historic District, a desirable residential pocket between 62nd and 96th streets that’s filled with classic examples of Beaux-Arts architecture. This condo falls into that category as architect Nathan Korn designed the 16-story, brown-brick structure in the Neo-Renaissance style in 1929. While the period details and limestone base are part of its appeal, buyers are drawn to it for a different reason. “Prewar condos all over the city are very rare,” says Shari Matluck, a Compass agent who has been selling in the building since 2015. This is because when some prewar apartment buildings switched to an ownership model in the early 1900’s, they borrowed the co-op concept from Europe; that model continues to dominate NYC, with exceptions like 327. It became a condo in 2001 while preserving the prewar features that are still coveted by many. It also doesn’t hurt that the condo is directly across the street from Central Park, which more than compensates for the lack of balconies here.

Large prewar layouts with some featuring Central Park views

Few condos along Central Park West are true prewar conversions, providing residents with the best of both worlds. Here, one of the most notable prewar features is reflected in the large layouts, as there are some floors with just three apartments in the 84-unit building. Other common prewar elements include arched doorways, crown molding, oversized windows, formal galleries and high beamed ceilings. “I can’t recall a unit that’s stripped of prewar details,” says Matluck. The old-world touches are balanced by modern conveniences like in-unit washers/dryers, water filtration systems and open-concept kitchens with Wolf appliances and wine fridges. Due to the building’s age, window air-conditioning units are common but installing central air is possible. Speaking of windows, some views overlook Central Park and the reservoir. One-bedrooms offer around 900 square feet; those with a bit less square footage are more likely to involve galley kitchens or small bathrooms. A summer 2024 one-bedroom sale went for $1.2 million. “If you were to take [a comparably sized unit] and put it in the West Village, it would be a $2 million dollar apartment. So the value on the Upper West Side, where you can get up and down really quickly, is fantastic,” shares Matluck, referring to the many subway lines serving the area. Two-bedrooms can vary between 900 and almost 2,000 square feet. Most of these are large enough to include dining alcoves and separate laundry rooms. While an outlier, a combined unit converted into a duplex sold for almost $3 million in 2024. Three-bedrooms don’t come on the market very often, with the last sale in 2022 getting $3.4 million. These range from 1,300 to 2,200 square feet. The priciest unit of late goes to a 2,300-square-foot pad listed for $4.3 million that can easily be converted into a four-bedroom thanks to its family room. Even less common: it had never been lived in as of September 2024.

Longtime staff are a huge plus

The green-canopied entrance is actually located on West 93rd Street and staffed by a 24/7 door attendant. Like the facade, the white-and-camel-toned lobby is one of understated elegance. The condo is divided up into two different wings with different elevator banks, lending an intimate, boutique vibe to the building, Matluck adds. Plus, “A lot of the staff has been there for decades and they take really good care of the owners and tenants,” including a live-in super. Amenities are modest and include a small basement gym with up-to-date but limited equipment. There’s a laundry room as well, which Matluck mentions is convenient for tackling larger loads at a time. Some apartments come with storage units, otherwise storage rental is available. A bike room is another handy amenity for residents who enjoy cycling in Central Park. As in most condos, pets are allowed and are likely to appreciate the proximity to Central Park.

Family oriented neighborhood filled with shops, restaurants and conveniences

Overall, the ‘90s is a compact community sandwiched in between Central Park and Riverside Park. “It’s a very central location and I don’t think people realize that, because when you’re on the park it can feel like you’re lost in the city,” says Matluck. Central Park is the condo’s front yard, with close access to the reservoir and its popular running path. The Tarr-Coyne Wild West Playground is directly across the way, with tennis courts just beyond. The Sol Bloom Playground is another nearby option in the opposite direction. It’s worth noting that many families are drawn to this area due to a number of highly regarded private schools. While Central Park West and 93rd Street are residential blocks, there is a Trader Joe’s a block away on Columbus Avenue, with Whole Foods at 97th Street. Other nearby businesses include independent coffee shops and drugstores along Columbus Avenue with numerous restaurants along Amsterdam Avenue. More businesses and places of interest line Broadway, like the Symphony Space’s Peter Jay Sharp Theatre for everything from symphonies to children’s offerings.

Good train, bus and car access

The B and C trains are just a few blocks north at 96th Street, where crosstown buses cut through to reach the east side. More options include the 1, 2 and 3 trains at 96th Street and Broadway. The West Side Highway also facilitates car travel.
