There’s perhaps no co-op better located in the central Brooklyn neighborhood of Prospect Heights than 34 Plaza St. East. Perched at the intersection of bustling Vanderbilt Avenue and the elliptical Grand Army Plaza, the 12-story red brick building is distinguished by its flanking volumes of balconies looking out over nearby Prospect Park. Though constructed in 1956, the co-op has some characteristics reminiscent of prewar buildings: the sizable layouts of its 111 units, hardwood parquet flooring and beamed ceilings. When compared to the cost of homes in this increasingly sought-after area, pricing here is competitive as is the comprehensive suite of amenities. According to Corcoran agent Andrew Mapp, “34 Plaza St. East was built when bedrooms were large and units were designed with alcoves for dining, and when foyers were spacious, what today can be converted into home offices. The building is in high demand because of the 24/7 door staff, live-in super and porters.”
Other key amenities include a well-equipped and frequently updated laundry facility and additional storage lockers. The large bike room is ideal for those residents making the most of the park’s especially rigorous 3.36-mile loop road, reserved for cyclists and joggers. The fully furnished roof deck has sweeping 360-degree views of not only the monumental greenspace but the ever-unfolding skylines of Downtown Brooklyn and Lower Manhattan as well. There are other favorables, including the onsite garage — even if with a long waiting list for spots — and a set of policies akin to condo living. Co-op shareholders can sublet their residences and utilize them as pied-a-terres. Most pets are allowed but dogs are welcomed based on board approval.
Expansive alcove studios to sprawling, multi-exposure two- and three-bedrooms
On the market in winter 2025 for $935,000, penthouse 1202 is a two-bedroom corner unit with at least 900 square feet of space and two bedrooms, both able to accommodate king size frames and one with a bay window looking over the dramatic surroundings. Two exposures bring in ample amounts of natural light while closet space abounds. A 2024 Brownstoner article describes 700-square-foot, one-bedroom unit 808 as presenting a separate dining area, spacious foyer and an oversized bedroom. “The floors have been sanded and re-stained. The walls are freshly painted and feature new light fixtures. The kitchen includes a brand-new stainless-steel range, hood and refrigerator.” The unit sold for $700,000 toward the end of that year.
A few studios with somewhat separated alcoves, cleverly coming in at an angle, and fully enclosed galley kitchens sell for $540,000. One-bedrooms with the amount of space to rival a smaller SoHo loft fetch $730,000 on average. Palatial two- and three-bedrooms with 1,400 square feet of space and the previously mentioned balconies have sold for upwards of $1.7 million.

For many, Vanderbilt Avenue — commencing at the entrance of 34 Plaza St. East — is one of the best commercial stretches in all of Brooklyn. Here, residents can find a wide variety of top-ranked bistros, quainter eateries and legendary watering holes, as well as the decently stocked Foodtown of Prospect Heights. Notable haunts here include upscale New American restaurant Olmsted — named after one of the landscape architects responsible for the design of Prospect Park — Middle Eastern go-to Zaytoons and locally beloved Thai spot Nourish. Long-established Weather Up is a cocktail bar with an intimate prohibition-era vibe. Owner operated retail on this thoroughfare include independent bookstore Unnameable, the Brick Art and Gifts shop and Bicycle Habitat, the place for residents to tune up their two-wheelers before a ride in the park or elsewhere.
Toward the south, Grand Army Plaza plays host to a popular farmers market every Saturday before giving way to Prospect Park’s 526-acres of activity-rich green space. Here, undulating picnic lawns abut secluded woodlands, various historic sites, playgrounds and sports fields. Further in, the park features a picturesque boathouse and the LeFrak ice- and roller-skating facility. There’s also a zoo and the Brooklyn Botanical Garden to its east. Near there and closer to 34 Plaza St. East is the distinctly Art Deco-style Brooklyn Library Main Branch and major art institution The Brooklyn Museum. Being so close to such a concentration of culture and outdoor space is only aided by the reliable transit links that service the area. The Grand Army Plaza subway stop a block away is served by the 2, 3 and 4 lines that run express in Manhattan. The Seventh Avenue stop further up adjacent Flatbush Avenue is served by the B and Q lines. For residents that keep their cars in the on-site garage or easily find street parking close by, Prospect Park West connects directly onto Route 27 Prospect Expressway, a highway extension that eventually connects into the Brooklyn Queens Expressway, the Verrazzano-Narrows Bridge for points south and the Belt Parkway for access to Long Island; as well as JFK Airport.
