A classic Upper West Side co-op where Babe Ruth slept
There are many versions of “classic New York City” living, and for the Upper West Side, the nine-story, 52-unit co-op at 345 W. 88th St. definitely offers one of them. Built in 1915 and converted to co-ops in 1987, the red-brick building is steps from Riverside Drive and its adjacent, amenity-rich park, which offers views of the Hudson River.
“It’s on a block with townhouses and buildings of similar scale, so it’s not an overpowering street,” says Elegran Forbes Global Properties agent Lisa Taubes, who has sold apartments in the building. “It feels like the suburbs in the city. It’s very quaint. The whole area is quintessential New York.”
Adding to the building’s charm and lore is the fact that legendary New York Yankee Babe Ruth lived there — occupying the entire seventh floor with his family — from 1929 to 1940. A plaque to the right of the co-op’s door confirms his past residency.
Taubes gets raves from people who live in the co-op. “They love the building because it’s quiet and it’s run really, really well,” she says. “And because it’s small it makes it feel really homey. Most people have lived there a really long time.”
One- to three-bedroom homes with high ceilings and prewar details
Homes in the co-op include one- to three-bedrooms. Taubes notes that many units have been combined to create larger apartments. Prices for one-bedrooms as big as 1,072 square feet are $950,000 and higher, and two-bedrooms measuring as much as 1,300 square feet ask $975,000 or more. Three-bedroom units can be up to 1,350 square feet; the most recent sale of a three-bedroom apartment was in 2017 for $2.3 million.
Units are generously sized and offer a large number of closets. “The apartments are all different,” says Taubes. “It’s not a cookie-cutter building. Each apartment has its own personality.” Units include prewar features such as hardwood floors, arched doorways, crown and baseboard molding and beamed ceilings measuring as much as nine feet. Apartments include iron Juliet balconies, and many homes provide views of the Hudson River and Riverside Park.
Attentive staff, shared laundry room and a ping-pong table
The co-op is staffed by a part-time door attendant and full-time super, who has lived in the building for over 20 years. Taubes describes the building as “extremely clean” and reports that staff deliver packages to residents and help people with their groceries. There is a shared laundry room that also contains a ping-pong table, a small free library area and industrial iron drying racks original to the building. A bike room and storage are available. Washer/dryers are permitted in units. Taubes says there may be plans to renovate a common roof deck that is currently closed.
The co-op is pet-friendly. Co-purchasing, guarantors, subletting and pied-à-terres are permitted with board approval. “The board is very easy to work with,” says Taubes. They’re very fair and reasonable. They don’t ask for ridiculous things like some other boards do.”
In the West End Historic District near a large park and conveniences
The co-op is located in the West End Historic District, established in 1989. Riverside Park is steps away at the end of the block, and notable features nearby include the Soldiers’ and Sailors’ Monument, a large dog run at 87th Street and the popular Hippo Playground at 91st Street. The major commercial corridor of Broadway is two blocks away with a Key Food Supermarket at 88th Street and specialty grocer Broadway Farm at 85th Street. Additional essential services and stores can be found along Amsterdam Avenue. The Children’s Museum of Manhattan is at 86th Street and Broadway.
Two subway lines at 86th Street and easy access to west side roadways
The 1 and 2 trains stop at 86th Street and Broadway, and a crosstown bus can be caught at 86th Street and West End Avenue for travel to the east side of Manhattan. The A, B and C trains stop at 86th Street and Central Park West, about a 15-minute walk from the co-op. Riverside Drive is at the end of the block and connects to the Henry Hudson Parkway for car travel along Manhattan’s west side and points north. The drive to LaGuardia Airport is about 30 minutes by car.
