Accessible priced residences in a handsome Fort Hamilton postwar co-op

For first-time buyers or those looking for a fixer-upper in South Brooklyn, 1 Oliver Street offers highly livable apartments with moderate monthly maintenance fees. The brick-clad complex comprises 235 units across six stories, ranging from studios to three-bedrooms. Many are attracted to the flexible layouts, which are easily reconfigurable, depending on the changing needs of the owner or the tenant. Over half of the floorplans were designed as junior fours with dining rooms that could easily be renovated into another bedroom. Moreover, the living rooms are sizable, averaging 20 x 12 feet, and could be subdivided into an office, library or formal dining room. Because the postwar construction has no elaborate crown molding, solid plaster walls or thick concrete base flooring, an extensive renovation or minor updates here and there are more affordable and routinely straightforward. Prospective shareholders should note that many of the residences on the market are in need of some updating, be it a complete kitchen renovation or new bathroom tiling.

Fair maintain fees

1 Oliver Street offers moderate monthlies on par with other postwar Forth Hamilton co-ops. For example, a studio listed at $239,000 in April 2024 recorded $466 in maintenance fees. The traditional look is reinforced throughout with base molding, oak plank flooring and plastered sheetrock walls.

Apartments in this co-op rarely come on the market, least of all two- and three-bedrooms; the last sales closed at $439,000 in July 2018 and $786,500 in December 2019, respectively. One-bedrooms are more commonly available and range between 640 and 900 square feet; the last transaction in August 2024 closed at $350,000. Studios span between 400 and 650 square feet; the most recent sale in February 2022 netted $159,000.

Basic amenities include a bike room and personal storage

1 Oliver Street is an elevator building with a live-in superintendent and part-time maintenance staff. On the lower level, residents can find a sizable laundry room with folding tables, a bike room and rentable personal storage lockers. On the same subterranean level, a private parking garage is waitlisted. Otherwise, residents can take advantage of public street parking extending from Oliver Street to 99th Street, just across the street along Shore Road Parkway. The co-op board allows pieds-a-terre and cats only.

Green space along the New York Harbor and all the conveniences along Third Avenue

Living along the New York Harbor in Fort Hamilton affords ample green space, namely 58 acres of waterfront parklands at Shore Park and Parkway. Soccer fields, playgrounds and basketball and tennis courts complement legendary views of the Verrazano-Narrows Bridge. Closer to the bridge, the Frank Decolvenaere Dog Run is just as big as a baseball field and offers ample seating for humans. Plus, just across the street, there’s the Shore Park Gazebo, an otherworldly pavilion shrouded in a massive thicket of greenery growing wildly across the latticework. The main thoroughfare inland, Third Avenue, offers conveniences like Mimi’s Nail n Spa, Belt French Cleaners and Citizens Bank. Along the avenue, residents can find local, family-run restaurants with cuisines from all over the world. Ayat, a Palestinian bistro, serves traditional dishes like beef pies, grape leaves and fried eggplant. Michelin-starred eatery Tanoreen was awarded for its za’atar-dusted flatbread and brightly colored salads with pickled veggies, bright tomato spread, diced cucumber and grape leaves. The Italian spot, Luliano’s, is known for its rustic dishes, including the signature pasta dish pappardelle alla Luianos, the prosciutto pizza with arugula and grape tomatoes and Chicken Marsala. For groceries, residents can pop by the local markets within half a mile, including Foodtown, Food Emporium and Brooklyn Harvest.

Just over half a mile from the Bay Ridge-95 Street station

According to Google Maps, 1 Oliver Street is a 12-minute walk from the nearest subway station, Bay Ridge-95 Street, offering exclusive R train access. Those with cars have proximity to the neighborhood’s famous Verrazzano-Narrows Bridge, which leads to Staten Island. Additionally, two major thoroughfares flank the neighborhood: Belt Parkway and the Gowanus Expressway, providing access to greater Brooklyn, Queens, and, eventually, Manhattan. This cozy, tucked-away neighborhood is a bit of a schlep: it takes about an hour on the train or 40 minutes via car to get to midtown Manhattan.
