A prewar classic co-op on West End Avenue

Completed in 1928 as part of the era’s building boom, 440 West End Ave offers old-world Upper West Side vibes, thoughtful amenities and a welcoming — but not overly so — community. “It’s a really well-run prewar building,” according to Vickey Barron, head of the Vickey Barron Team at Compass. “People that have been there for many, many years; there’s not a lot of turnover.” Designed by Schwartz &Gross architects, the brick-and limestone co-op on the corner of West 81st Street and West End Avenue features plenty of character alongside its period details. “It’s got a lot of the original layouts and the charm that many people gravitate toward,” Barron says. “The doormen are also old-school professionals, like you’d see in the movies, and that is appealing to people. But if someone’s looking for a new, glass building, this is not it.” Unlike some prewar buildings, the 17-floor tower has a solid suite of amenities, including a roof deck and a playroom for all ages. “It doesn't have bowling alleys and hair salons like some of the new developments, but it does have amenities,” Barron notes.

Life in the building depends on the resident, according to Mara Isbey, who has lived in the co-op for many years and who says she has sold more units in the building than anyone else as a broker on Barron’s team at Compass. “It’s a community where people tend to be friendly without being invasive,” she says. “If you want to be friendly with the neighbors — you know, a ‘got a cup of sugar?’ kind of thing — you can. And if you want to live in a building where ‘my business is my business, your business is your business,’ you can do that, also. You choose. There's a sense of community in the best sense of the word, and that includes the staff."

Spacious layouts with high ceilings and ‘logical’ layouts

The co-op offers more than 90 units over 17 floors, ranging from one- to four-bedrooms, with a few five-bedrooms that resulted from combining apartments. Design details include several features prewar residences are known for: high ceilings, hardwood floors and “very logical” layouts. “The bedrooms are separate from the living space,” Isbey says. “The rooms are big and the windows face areas where they're going to get light. If it's a less lit area, it's a bigger window. And there are closets where you expect to have closets and bathrooms where you expect to have bathrooms.” Layouts within the units are also flexible so they can often be modified — subject to board approval — for changing family needs, the agent adds. Residents do tend to settle down at 440 West End Avenue. In the third quarter of 2024, there were no active listings on the market. Two one-bedroom homes sold in the preceding 12 months, with prices ranging from $895,000 to $995,000. A two-bedroom that was asking $1.995 million was under contract in August 2024, while a similarly sized abode sold earlier in the year for $1.35 million. Three-bedrooms range from about $2.25 million to more than $3 million. Four-bedroom abodes have sold for about $2.55 million to $2.75 million, but in August 2024, a four-bedroom, six-bathroom duplex on the 14th and 15th floors (hello, Hudson River views) sold for $6.5 million.

Essential amenities, including a playroom with a popular ping pong table

The building offers a solid set of amenities, especially for an older building. That starts with an ornate lobby that’s staffed around the clock and a resident manager. There’s an “Equinox-level gym,” Isbey says, referring to the upscale fitness centers. The landscaped roof deck features several tables and chairs overlooking the neighborhood and has lighting for after the sun goes down. There’s a playroom — and it’s not just for the school aged-set. “I don't call it a children's playroom because the kids compete with the adults to play at the ping pong table,” Isbey explains. It’s also outfitted with a collection of toys, but they can be put away so the space can be set up for meetings, parties or other small events. The building has storage lockers and there’s a bike room, plus an A for energy efficiency from the city, Isbey points out. That’s a feather in the cap of a nearly 100-year-old building.

A quieter corner of the Upper West Side

“I always describe the neighborhood as being a little suburb in the city,” Isbey says. “It has a suburban feel because West End Avenue itself is really not commercial.” Indeed, no commercial traffic is permitted on the avenue, and almost all its real estate is residential. That makes for a quieter community, despite being only one block from Broadway. Riverside Park is also one block from the building, and River Run Playground — complete with swings, a sandbox and a splash pad — is right inside the park. Of course, there are also Hudson River views, lawns and access to the Hudson River Greenway, a walking and biking path that runs the length of the west side. Central Park is about four blocks east, and the Diana Ross Playground — this one has rope swings and climbing equipment — is just past its gates. The American Museum of Natural History is across the street from the park between West 77th and West 81st streets, and offers year-round activities for families. The Children’s Museum of Manhattan is even closer to the co-op, on West 83rd Street between Broadway and Amsterdam avenues. Several bars and restaurants are within walking distance of 440 West End Avenue, from Mediterranean fare at Bustan NYC on Amsterdam Avenue or upscale American cuisine at The Milling Room on Columbus Avenue. For groceries, Zabar’s specialty supermarket, famous for smoked fish and other prepared foods, is around the corner on Broadway. There’s also Citarella Gourmet Market a few blocks south at the corner of West 75th Street and Broadway and a Fairway market on the same block. The Calhoun School, a top-ranked private school serving Kindergarten through 12th grade, is across the street from the residence.

Two blocks from the 1 train

The 1 train at West 79th Street and Broadway is the closest subway, with the express 2 and 3 trains stopping one station south at West 72nd Street and Broadway. The M79 bus offers crosstown service, and there are several buses with north-south service along Riverside Avenue or Broadway. Drivers have easy access to the West Side Highway via West 72nd Street. Residents can get to LaGuardia Airport in about 30 minutes, depending on traffic, while the ride to John F. Kennedy International Airport takes about 50 minutes.
