Located on the six-mile stretch of road designed in 1866 by Frederick Law Olmsted and Calvert Vaux, 525 Ocean Parkway is just like many other mid-rise, postwar co-ops along the scenic landmark. Built in 1963, the six-story building sports a red-brick facade that’s buffered from the Parkway by a well-manicured front lawn and houses 62 residences. The building’s neighborhood, Kensington, is predominantly residential, but it’s central location puts residents in proximity to several commercial corridors and not just other houses. The postwar units are spacious and the building is generally well-kept. Anyone looking for a home in a suburban-like setting with large units and price points that run from the low two hundred thousands to the mid eight hundred thousands would do well to take a look at 525 Ocean Parkway.
Classic layouts with king-sized bedrooms
525 Ocean Parkway is made up mostly of one- and two-bedroom units. The building’s small number of residences means that only two, maybe three apartments, surface for sale every year. Those lucky enough to snag one will be getting a lot of bang for their buck as not only are these apartments spacious but they are also accessibly priced. Layouts include foyers, open living and dining areas, separate kitchens (renovations have opened up a few) and king-sized bedrooms. Living areas and bedrooms feature large windows that let in a lot of light. Kitchens are less likely to be windowed. All apartments facing the Parkway have balconies. Many apartments coming to market have been owned for a while, so a renovation budget is needed in most cases. One-bedrooms range in size from 600 to 825 square feet and two-bedrooms generally, from 1,000 to 1,200 square feet (including units with two bathrooms). In 2024, a one-bedroom in need of upgrades went for $265,000 and a renovated two-bedroom with two bathrooms sold for $770,000. Few three-bedrooms exist but in the past, they’ve sold for as much as $865,000.
A part-time doorman and a live-in super
The elevator building recently completed a major renovation where the lobby and central laundry room were spruced up, an intercom system was installed and the front yard was landscaped. There is a part-time doorman and a live-in super, as well as a parking garage (costs $150 per month but there is a waitlist) and a bike room.
Proximity to several commercial strips plus two parks
525 Ocean Parkway’s location is almost central to several commercial corridors. Across the street, on the corner of Ocean Parkway, the Ditmas Avenue commercial corridor begins. Apart from a CVS, most businesses here are local, reflecting the neighborhood’s diversity with stores like the Uzbekistan grocery, Tashkent and the Kosher Chinese Restaurant, Glatt Family Express. McDonald Avenue at the end of Ditmas Avenue, along with Church Avenue to the north, are two more corridors with businesses catering to a variety of cultures. 18th Avenue, a five-minute walk south on Ocean Parkway, is another commercial corridor serving the needs of residents. The Coney Island retail corridor to the east is only a five-minute drive away and residents can find the Ideal Food Basket there, along with several auto-related businesses and local Halal fast food places. Cortelyou Road’s commercial area is also a five-minute drive from the building, with places like the Flatbush Food Co-op (a grocery store where non-members are allowed to shop), bars and cafes like Cafe Madeline and a Walgreens. The closest park is Parade Ground, a 40-acre collection of large, green spaces a seven-minute drive away, where a dog run, ball fields and courts, plus a playground live. Prospect Park and all of its available amenities are across the street from Parade Ground.
Ocean Parkway at the front door and easy access for travel within Brooklyn and beyond
Residents drive directly onto Ocean Parkway from the building. Cyclists, too, have the pleasure of gliding straight onto Ocean Parkway’s bike path — the nation’s first ever, constructed in 1894 — from their front door. A network of buses stops along Ocean Parkway to transport riders within Brooklyn, in addition to an express bus that rides directly into Manhattan. The F train at the Ditmas Av stop is an eight-minute walk away. The BM1, BM2, BM3 and BM4 stop on Cortelyou Road and Stratford and ride into Manhattan in about 40 minutes. The B8 stops on Ditmas Avenue, and the B67 and B69 stop on McDonald Avenue, allowing residents to get around Brooklyn.
