Solar panels and a fish-shaped pool at Spuyten Duyvil co-op
The Congressional is an eight-level brick co-op at 609 Kappock St. in Spuyten Duyvil. “It’s a very busy street, and it’s in the middle of it all,” says Milena Baram, an agent at RMJ Home Team at Compass who has done business in the building. “You would think it’d be noisy and traffic-y, but the building sits on a high hill, so you don’t hear the noise whatsoever.” In addition, upper floors have views over the leafy neighborhood, which is dotted with several large condo developments. Built in 1962 and converted into a co-op in 1988, the building boasts a seasonal pool, landscaped grounds and “a really nice, tight-knit community. There are a lot of people there who’ve been living there for a very long time,” Baram says, noting the residents have holiday parties and annual barbecues. It’s also convenient to transportation and green space, and most units come with a deeded parking spot, which is a plus for anyone who has ever had to deal with alternate side parking and street cleaning in New York City.
Dining nooks and outdoor space
There are 66 units at The Congressional, a mix of one- and two-bedrooms. Many apartments have hardwood floors, galley kitchens and balconies. There’s not a lot of movement in the building; there was only one sale in 2024: a two-bedroom, one-bathroom that sold for $295,000. A one-bedroom, featuring a large living area, several closets and a dedicated office, was also listed in 2024 for $210,000.
In the first quarter of 2025, a nearly 1,300-square-foot two-bedroom, two-bathroom represented by Baram was listed for $399,000. It has a large living area open to the renovated kitchen, as well as a dining nook — that could be used as an office — next to a balcony. The unit has “great storage” and faces southwest, so it has ample light, and residents can enjoy a “really nice afternoon sunset kind of situation.”
Deeded parking and a fish-shaped pool
“It’s got nice amenities,” Baram says. “It’s got basically everything you might want or need.” The main entrance is reached via stairs or a ramp and is surrounded by lawns, shrubs and mature trees. A terraced garden is to the left, hiding the building’s seasonal swimming pool. The building also has solar panels lining the roof, which provide power to common areas, including the bright white lobby with its terrazzo flooring.
The outdoor fish-shaped pool — complete with a kiddie area in the tail — is one of the highlights of the co-op; it’s open from Memorial Day to Labor Day, the agent adds. Plus there’s a children’s playground and a barbecue area. There’s also a live-in super, laundry facilities and a bike room. Dogs are not permitted in the building, while birds and other animals are subject to board approval. In addition, smoking is only permitted inside units, not in the common spaces or on individual balconies.
Surrounded by green space
The co-op at 609 Kappock St. is one of several large residential buildings at the almost suburban-feeling southeast corner of the Bronx, just across the Spuyten Duyvil Creek from Manhattan. Necessities can be found in a strip of businesses across Kappock Street that includes a Rite Aid, small grocers, a dry cleaner, a nail salon and a liquor store, plus a post office. Residents can drive around 10 minutes to Kingsbridge for additional restaurants and shopping, including Tibbett Diner, the Bronx Public bar and grill and Stop & Shop.
What the area lacks in retail, it makes up for in green space. The neighborhood is nature-oriented,” Baram notes. “There are a lot of hiking trails, and there’s a park access right nearby.” Henry Hudson Park is a less than 10-minute walk, offering a dog run, baseball diamond, courts and a playground, as well as walking paths, benches and lawns. Spuyten Duyvil Shorefront Park, with its hiking trails and river views, is about a half mile from the co-op. Seton Park is about 15 minutes on foot, featuring tennis courts and the more than 4-acre Raoul Wallenberg Forest, while the 1,146-acre Van Cortlandt Park, complete with a golf course and a lake, is about a 40-minute walk or seven-minute drive.
Close to express buses with service to Manhattan
The Metro-North stop at Spuyten Duyvil is about a five-minute drive or a 12-minute walk from the co-op, with the trip to Grand Central taking about 30 minutes. Several express buses, including the BxM1 and BxM2, offer service to Midtown in about an hour, depending on traffic, as well as the Bx10 and Bx20 for service around the Bronx and Upper Manhattan. The Henry Hudson Parkway is just minutes from the co-op, offering access to Manhattan’s West Side, Yonkers and Westchester. It’s about a 10-minute drive to the George Washington Bridge.
