A Flatbush prewar co-op with character and low maintenance
The owners at the 657 E. 26th Street co-op in Flatbush tend to be a self-selecting group, says Cocorcan agent Kerry Sullivan, who has sold three apartments in the 113-unit building. "It's a prewar building, so a lot of times that delineates buyers," she says, naming high ceilings, larger proportions and overall character as features of the building that people enjoy.
Practical aspects of the co-op, built in 1941, add to its appeal. "The building is very well-kept and managed," Sullivan says, adding that the co-op, managed by DSJ Management, has the lowest maintenance of those in the real estate company's portfolio. "Those two factors make property move in that building."
Sullivan describes the location as "not the best, not the worst," noting that the address is two miles from the area's massive green space, Prospect Park. The upside? "It would be more expensive in another location." A "good" location is relative, however. For employees and students of Brooklyn College, which is a block away, the location is ideal.
Spacious homes with architectural details and lots of windows
Homes at 657 E. 26th St. include studios to two-bedroom apartments. Studios start at 450 square feet and don't come on the market often. Prices for one-bedrooms up to 915 square feet start at about $270,000, and two-bedrooms measuring as much as 1,180 square feet ask between $400,000 and $560,000.
Units feature prewar details such as arched doorways, built-ins, entry foyers, baseboard molding and hardwood floors with inlays. The co-op's "H"-shaped footprint often enables living and sleeping areas with multiple exposures, as well as windowed kitchens and bathrooms.
Many recently listed apartments have been renovated and updated.
A live-in super, shared garden and updated patio
The co-op is staffed by a live-in super and porter. The building has a shared garden with a recently updated patio with seating. Washer/dryers are not allowed in units, but a laundry room exists. Storage is offered, and a bike room is available for an additional fee. Cats are permitted, but dogs are not.
Flatbush near school campuses and major roadways
The co-op is located in Flatbush — recently dubbed "the coolest neighborhood in NYC" by Time Out New York — on a residential street lined with similar mid-rise buildings, single- and multi-family homes and attached Tudor-esque townhomes. Two blocks away, the busy corridors of Flatbush and Bedford Avenue offer shopping and dining options. Area businesses such as the restaurant Cross Road Brooklyn and ice cream shop Taste the Tropics reflect the nearby communities of Little Caribbean and Little Haiti. Nearby grocery stores include Fine Fare Supermarkets, Aldi and Target Grocery, all on Flatbush Avenue. The Brooklyn College and Midwood High School campuses can be reached in less than five minutes on foot.
The 2 and 5 trains and several bus lines
Public transit options include the 2 and 5 trains at the Flatbush Av-Brooklyn College stop, which is about a 10-minute walk, and the B and Q trains at Avenue H, which can be reached in about 15 minutes on foot. Several bus lines run along Flatbush, Norstrand and Bedford Avenues. Travel to Midtown Manhattan takes about an hour via car or public transportation. JFK Airport can be reached in about 45 minutes by car.
