Prewar co-op complex in Bensonhurst near N train

This red-brick co-op complex in Bensonhurst dates back to 1926, consisting of four, four-story buildings with a total of 76 units. The majority of units are rentals, however some are rent-stabilized. There has been a consistent trend of apartments getting a complete makeover before hitting the market, with a spate of gutted sponsor units going up for sale between 2020 and 2022. Previous listings targeted investors and noted that subletting is allowed from day one.

Good 1920s bones combined with renovated kitchens and bathrooms

All of the units for sale since 2020 have been one-bedrooms with gutted kitchens and bathrooms. For example, windowed kitchens are galley-style in separate rooms with stainless-steel appliances, dishwashers and new floors, counters and backsplashes. Bathrooms include prewar windows in the shower area, but otherwise have been overhauled with new tiles and vanities. Parquet floors have also been refinished and walls have been repainted. Beyond large windows, other prewar aspects that remain intact include crown molding, ample closet space and freestanding radiators. Many units also contain older intercom systems. Air-conditioning is limited to window units and the only outdoor space is the fire escape. One-bedrooms are the most common here, both for sale and to rent. Units don’t come up for sale frequently, although a one-bedroom sold in 2024 for $268,000. This size ranges between 600 and 750 square feet. Two-bedrooms offer between 750 and 1,000 square feet, with the last recorded sale in 2022.

Limited amenities other than a live-in super and laundry room

The facade suggests a storied past, as evidenced by its setback, landscaped entrance, arched doorways, decorative features, a stone garden sculpture and cast-iron lanterns. Inside, the small lobby retains its original black-and-white floor tile, crown molding, a gold chandelier and ceiling medallion. Beyond, the only amenities include a live-in super and a common laundry room.

Convenient location near trains, shopping and dining

Some businesses are directly across the street from the complex on Avenue O, including a laundromat, bakery, pharmacy and hardware store. Many signs are also in Chinese, and Bensonhurst is home to one of the largest Chinatowns in Brooklyn along 86th Street, which is about a 20-minute walk down Bay Parkway. There are numerous Chinese restaurants along Bay Parkway close to the co-op, plus a CVS. A smattering of Italian and Uzbek restaurants and businesses are sprinkled in this section too. Seth Low Playground is part of a pocket park next to Bay Parkway, which attracts the local community. For groceries, Food Universe Marketplace is a block away from the building for produce and staples. NetCost Market is a larger option on 65th Street specializing in Eastern European goods. Additional food shopping options are spread throughout the neighborhood, but it helps to have a car.

The express N train is next door

The N at Bay Parkway is on the next block; it’s accessible and an express stop. Another option is the F train at Avenue P and 65th Street, about a 15-minute walk away. Buses run along Bay Parkway, but many Bensonhurst residents own cars. Since the building lacks parking, car owners have to factor in the cost of local garage parking or the time needed to find street parking.

Numerous building violations have been reported

According to city property records, this complex has more violations than the city average. Recent infractions involve visible mold, lead-based paint, defective window guards, mice infestations and nonworking smoke and carbon monoxide detectors.
