A handsome Upper West Side prewar co-op with low monthlies
Just steps from Central Park West, 7 West 92nd Street shares the block with a handful of similarly stately prewar co-op buildings, and two public schools — P.S. 084 Lillian Weber and West Side Family Preschool — and their massive adjacent playgrounds. “This co-op is ideally located just steps from the park, with easy access to shops, restaurants and transit options,” says Rebecca Orbach, a broker at Compass. Completed in 1990, the seven-story building is adorned with a classical, Georgian-style facade with curved window bays that protrude from the wall in a castle-like formation, known as oriel windows. The exterior features stunning classical architectural decorative elements, including acanthus scrolls, volutes and rounded chamfered rustication. For those looking to spend less and make a home truly theirs, this building is worth considering. The co-op offers accessibly priced, multiple-room apartments with charming architectural detailing for well below $1 million. “The maintenance fees are incredibly low, thanks to its HDFC status, which makes it an attractive choice compared to other co-ops in the neighborhood,” says Orbach.

Fifty-one residences across seven stories range from one- to three-bedrooms. Units don’t come on the market often, usually just one or two a year. “Prewar details,” says Orbach, “including exposed brick, windows in every room, a decorative fireplace and nine-foot ceilings, give the apartments a homey feel.” Completed in 1990, the layouts have salon-like foyers, wainscotting, floor molding and unusually large kitchens (especially for the era, given that most kitchens were designed to be smaller and used by staff). Regardless of size, every home has just one bathroom and plentiful closets (many of which have one or more that are walk-in sized). Apartment #5F, a one-bedroom featuring a living room with curved window bays (known colloquially as “bay windows”) that provide ample sunlight, sold for $535,000 in June 2021. Orbach’s unit, #76, a two-bedroom “located on the top floor, offers excellent light from three different exposures,” she says. “The apartment has been fully renovated and features hardwood floors, an open kitchen and an in-unit washer/dryer.” It went on the market for $899,000 in December 2024. Apartment #42, an utterly dilapidated three-bedroom with missing floor tiles, cracked walls and water-stained ceilings, sold for $ 650,000 in December 2023.
No amenities and basic service
“The co-op has no amenities other than a live-in superintendent, which helps keep the maintenance fees low,” says Orbach. The elevator building also has part-time maintenance staff. Upon entering the building, residents will find a grand lobby featuring a long hallway swathed in white Carrara marble framed by wooden panels; crown and floor molding accompany prewar architectural detailing carved in the wood paneling, including cartouches, friezes and cornices.
The fine print
“7 West 92nd Street is an HDFC co-op with an income restriction of 165 percent of the AMI, which is higher than most HDFC buildings,” says Orbach. “Because of that policy, the maintenance is very low compared to other co-ops in the area.” She says the board is “reasonable” and evaluates each application individually. “The only requirements are that buyers meet the income cap and make a minimum down payment of 20 percent,” she says. The co-op allows co-purchasing and gifting. Meanwhile, it should be noted that the building is pet-friendly, allowing both dogs and cats upon approval.
A quiet residential enclave in Central Park West
The quaint thoroughfare neat to Manhattan’s historic green space is quiet because it is 100 percent residential. One can verify this upon seeing the sidewalks of Central Park West, dotted with families pushing strollers and wearing ergonomic baby carriers, senior citizens walking hand-in-hand and passersby walking a dog or two. The occasional food truck or a Mister Softee can be found in front of high-traffic places along the avenue, including the Central Park Montessori, Strawberry Fields or The Dakota. Bear in mind, it’s not all school children and cool dads. There are a handful of museums like the American Museum of Natural History and the New York Historical Society. And, of course, there are Upper West Side dining institutions that need no introduction, including the likes of Jean-Georges, Kappo Masa and Tavern On The Green. For groceries, residents can pop by the neighborhood markets, including Westside Market, Whole Foods and Trader Joe’s.
Four short blocks to the subway
Door-to-turnstile, it’s a six-minute walk north along Central Park West to 96th Street station, which provides access to the B and C trains. For those traveling by car, major thoroughfares — Central Park West, Henry Hudson Parkway and the 97th Street Transverse — make getting around Manhattan easy. For local trips, a Citi Bike station is conveniently located at Central Park West and 91st Street.
