A midcentury south Brooklyn co-op near the shore

Designed by prolific New York City architecture firm Seelig and Finklestein, the six-story co-op at 711 Montauk Court was constructed in 1955 as one of the two neighboring buildings in a development dubbed "Montauk Terrace at Brighton." ("Brighton," presumably for Brighton Beach, the neighborhood directly south of the complex.) The project brochure hailed the apartments' then-modern features, including Venetian blinds, colored bathroom tiles, Hollywood Formica countertops and "provisions" for TV. But it also spotlighted the apartments' more enduring elements, such as oak floors, foyers and dining alcoves, which current-day residents can appreciate. The development promised the advantages of "living in a choice community in one of the finest residential sections of Brooklyn," offering resort-like ocean bathing and fishing and the convenience of nearby subways, buses, shopping and schools. This, for the most part, remains the case, given the proximity of the seaside areas of Brighton Beach, Sheepshead Bay and Coney Island, mass transit options and the Belt Parkway. However, like the units' Formica countertops, not everything advertised stood the test of time, including the Coney Island Avenue trolley and the cost to reserve an apartment in the co-op: $50 — plus a $2.50 processing fee.

One- to three-bedroom homes with foyers

Homes in the 60-unit co-op include one- to three-bedroom homes. One-bedrooms up to 780 square feet list for $175,000 or more. Two-bedrooms as large as 1,100 square feet sell for as much as $445,000. Three-bedrooms can measure up to 1,250 square feet, and prices start at $396,000. Apartments often include large foyers and windowed kitchens and bathrooms.

A live-in super, parking and updated elevators and laundry facilities

The co-op has a live-in super, and the entrance is equipped with a security camera. There is a private courtyard, and the elevator and shared laundry room were recently updated. The building has indoor and outdoor parking with a waitlist, a bike room and storage. Maintenance includes all utilities. Pets and subletting are not permitted.

Gravesend near seaside communities

The co-op is located on the east side of Brooklyn's Gravesend neighborhood, immediately west of Sheepshead Bay and north of Brighton Beach. Grocery shopping can be done at Tashkent Supermarket Halal Food on Coney Island Avenue, a five-minute walk from the building. A NetCost Market in Brighton Beach is about a 10-minute drive south. P.S. 29, which has a playground, is a block away. Brighton Beach Avenue, which runs under the elevated B and Q train tracks, is about a 15-minute walk from the co-op and lined with small businesses and restaurants serving Russian, Turkish, Ukrainian and Georgian cuisine. Brighton Beach is a few blocks south and connects to Coney Island Beach to the west, near the New York Aquarium and Luna Park. Sheepshead Bay's Emmons Avenue is known for waterside dining and roast beef sandwiches at Roll N Roaster.

Trains within walking distance and easy access to the Belt Parkway

The B and the Q trains at Sheepshead Bay are about a 12-minute walk from the building. Travel time to Midtown Manhattan is around an hour. Local buses provide an easy connection to the F train at Coney Island - Stillwell Avenue. The drive to Midtown via the Belt Parkway, which is one block south, is about an hour. JFK Airport can be reached by car in as few as 20 minutes, depending on traffic. The Belt Parkway also connects to Route 27 to the east providing easy access to parts of Queens and Long Island.
