A South Brooklyn co-op with competitive prices
Located near the border of Gravesend and Sheepshead Bay, 735 Avenue W is a suitable choice for homebuyers looking for affordable units in a well-maintained building. Entering the six-story 1962 co-op, residents arrive to a sun-filled albeit outdated lobby with a low-key seating area. While this isn’t a doorman building, there are ample security cameras throughout the property, plus a live-in super. Amenities are relatively limited, but residents benefit from several policies, including a pet-friendly environment, no flip tax and subleasing after two years of residency. Plus, units are typically priced below Brooklyn's average, and monthly maintenance fees include gas, water and heat. Location is another appeal for buyers, as the co-op is a short distance from shops, dining and the beach.
Spacious living areas and a blend of old and new finishes
Most of the co-op’s 100 units have one bedroom. Of those apartments, the most desirable have so-called junior-four layouts, with windowed dining rooms that can be converted into small dens, home offices or second bedrooms. A small number of studios and two-bedrooms are also present, but they rarely hit the market. The two-bedroom residences are on the smaller side for the neighborhood, anywhere from 50 to 300 square feet less than the average. Typically, the kitchens (distinct rooms or walk-through galleys) sacrifice square footage to accommodate larger living areas and bedrooms, some of which include walk-in closets. Seeing as the building was completed in the 1960s, many of the original finishes have been replaced with newer features like hardwood floors, granite counters and trendy backsplashes. However, some older units have the original bathroom design with pedestal sinks and retro black and pink tiles. In recent years, unit prices have ranged from $195,000 to $350,000.
A recently updated laundry room and free bike storage
Residents can access several amenities, including a paved outdoor area with benches, a no-fee bike room and a laundry room that was outfitted with new machines in 2024. The building also has a waitlisted parking garage. There’s no fitness center within the building, but nearly 10 gyms are located within one mile of the co-op.
Access to commercial areas and the beach
The co-op is just a half-block from Coney Island Avenue, where residents can find markets, fast-casual restaurants and small businesses. Plus, larger businesses and institutions, including Walgreens, a BP gas station and a precinct of the New York Police Department, are located within two blocks of the co-op. Farther north, Avenue U has some local favorite eateries including Baku Nights for Mediterranean fare and Stolovaya for hearty Russian dishes. Ocean Parkway, another major thoroughfare, is also nearby, but the stretch nearest the co-op is more residential than commercial. One major perk for residents is proximity to the oceanfront: 1.5 miles away, residents can access Brighton Beach and attractions along Riegelmann Boardwalk.
Limited public transit options in the area
Residents can walk to the Q train in about 10 minutes, the F train in 15 minutes or the B train in 20 minutes. Taking the Q train, a ride into Lower Manhattan is approximately 35 minutes. One local bus route operates a block from the co-op, and Belt Parkway is a mile away for drivers.
