The convenience of Victorian Flatbush without the cost and hassle
In Brooklyn, many people know Cortelyou Road as the commercial corridor in the Ditmas Park neighborhood, an area previously known as part of sprawling Flatbush. Pioneering businesses along the stretch have included the beloved Farm on Adderley (now gone), Mimi’s Hummus (now expanded) and the bar/flower shop Sycamore Bar & Flower Shop (shuttered, then revived). A branch of the Brooklyn Library is on Cortelyou, as is a popular playground. For this suburban-like, south Brooklyn area of grand Victorians with expansive lawns and wide, tree-lined streets, Cortelyou is the main drag.
The six-story, 93-unit co-op at 800 Cortelyou Rd. is not on that lively strip or in Ditmas Park. But it’s close, just across Coney Island Avenue in neighboring Kensington. Residents of the 1960 building get to enjoy easy access to the busy and convenient commercial center without the effort and money it takes to buy and maintain a 19th-century mansion.
Spacious one- to three-bedrooms, some converted
Homes in the co-op include one- to three-bedroom units. One-bedroom apartments start at 600 square feet and list for $400,000 and up. Two- bedrooms can measure up to 900 square feet and ask $456,000 or more. Three-bedroom units, most of which include two bathrooms, are up to 1,300 square feet and sell for $789,000 and higher.
The apartments are spacious. Living rooms nearly 30 feet deep are common, as are primary bedrooms that easily accommodate a king-size bed. (Many residents use part of the large living space as a dining area.) Units offer a generous amount of storage space, and select apartments have walk-in closets. Some homes have been converted from oversized one-bedrooms to a two-bedroom.
Live-in super, updated laundry room and a garage with a charging station
The building’s amenities include a live-in super, a shared, recently renovated laundry room, storage for rent and a bike room. The co-op’s parking garage, which is equipped with an electric charging station, is available for a $175 monthly fee. The elevators were recently upgraded, and the building is pet-friendly, permitting dogs under 30 pounds and cats. Subletting is allowed after one year with board approval. A medical office is located on the ground floor.
Kensington on the edge of Ditmas Park
The co-op is located in prime Kensington on the western border of Ditmas Park. Grocery shopping can be done around the corner at Ideal Food on Coney Island Avenue. Another popular option in the area is the Flatbush Food Co-op, which can be reached in about five minutes on foot. Across Coney Island Avenue, Cortelyou Road has many independent businesses, including a bookstore, salons and Italian, Mexican and Middle Eastern restaurants. The thoroughfare holds the popular nearly 50-year-old “Flatbush Frolic” street fair every fall. A branch of the Brooklyn Public Library is close by, and the 526-acre Prospect Park is a 20-minute walk or 10-minute bus ride away. Brooklyn College and Midwood High School are about a 10-minute drive to the south.
Local and express trains with major thoroughfares nearby
The building is convenient to public transportation, located between the the B and the Q trains at Cortelyou Road, a 10-minute walk from the co-op, and the F and G trains at Church Avenue, which can be reached in about 20 minutes on foot. Several bus lines run along Cortelyou and Coney Island Avenue to connect to other parts of Brooklyn and Manhattan. Major Avenues nearby, including Flatbush and Ocean Parkway, connect to South Brooklyn; Route 27 runs east and west and converges with Interstate 278 to northwest Brooklyn and Interstate 478 to Manhattan. The drive to JFK Airport is about 45 minutes.
