An accessibly priced co-op in the heart of Bay Ridge

Located along Fourth Avenue directly across the street from Bay Ridge Jewish Center, 8020 4th Avenue is situated in a primarily residential quarter of south Brooklyn. Moderately busy with traffic, the avenue is lined by brick-clad apartment buildings, community centers and small medical practices. (So it feels less hectic than, let’s say, Third Avenue, with all the chain stores, fast food joints and gas stations.) Built in 1934, the facade is clad in yellow brick and adorned with sporadically placed Art-Deco-style geometric motifs. The six-story co-op offers well-maintained prewar apartments below $350,000, making it a great option for first-time buyers or those looking for a good deal.

Charming layouts with classical architectural detailing

The co-op has 87 apartments spanning six stories, ranging from one- to two-bedrooms. Units don’t go on the market often, least of all two-bedrooms. Designed in 1934, the layouts feature formal spaces, including foyers with walk-in closets, living rooms big enough to be called “great rooms,” and eat-in kitchens or open galley-style kitchens attached to dining rooms. The units that haven’t been renovated showcase the original design, including parquet flooring, arched doorways, wainscotting and crown and floor molding. Plus, many units have a fireplace in the living room (which are now sealed off and for decorative purposes only). A 900-square-foot one-bedroom on the third floor, #C3, has an office nook just off the living room, a king-sized bedroom with a sitting area and the original yellow and black subway tiled bathroom; it sold for $410,000 in June 2024. A 1,200-square-foot two-bedroom on the sixth floor, #C6, has a renovated eat-in kitchen, an updated bathroom with the original black subway tile and a salon-like foyer combined with a dining area; it sold for $420,000 in March 2022.

Cozy communal amenities and basic service

The elevator building has a live-in superintendent and part-time maintenance staff. Upon entering the lobby, one immediately recognizes an Art Deco relic, featuring geometric frieze paneling, colored marble flooring and gold leaf wall paneling. The common areas, like the basement community library and lounge, feel truly cooperative. For example, the courtyard feels unapologetically inviting with its roomy Adirondack chairs, wooden picnic tables and planters overflowing with fauna. The lower level has a bike storage area and laundry facilities with new washers and dryers. The same subterranean floor has an outdated gym outfitted with basic free weights, cardio machines and weight training equipment. There is personal storage, too, but it is currently waitlisted.

Low monthlies include utilities

The monthly maintenance charges are low and include heat, water, gas and electricity. Buyers should note the pet policy: cats are permitted and dogs are not allowed.

Green space along the New York Harbor and all the conveniences along Third Avenue

Living along the New York Harbor in Bay Ridge affords ample green space, namely 58 acres of waterfront parklands at Shore Park and Parkway. Legendary views of the Verrazano-Narrows Bridge are complemented by soccer fields, playgrounds and basketball and tennis courts. Closer to the bridge, the Frank Decolvenaere Dog Run is as big as a baseball field and offers ample seating. Plus, just across the street, there’s the Shore Park Gazebo, an otherworldly pavilion shrouded in a massive thicket of greenery growing wildly across the latticework. The main thoroughfare inland, Third Avenue, offers convenience like Mimi’s Nail n Spa, Belt French Cleaners and Citizens Bank. Along the avenue, residents can find local, family-run restaurants with cuisines from all over the world. Ayat, a Palestinian bistro, serves traditional dishes like beef pies, grape leaves and fried eggplant. Michelin-starred eatery Tanoreen was awarded for its za’atar-dusted flatbread and brightly colored salads with pickled veggies, bright tomato spread, diced cucumber and grape leaves. The Italian spot, Luliano’s, is known for its rustic dishes, including the signature pasta dish pappardelle alla Luianos, the prosciutto pizza with arugula and grape tomatoes and Chicken Marsala. For groceries, residents can pop by the local markets within half a mile, including Foodtown, Food Emporium and Brooklyn Harvest.

A quarter mile from the Bay Ridge-77 Street station

According to Google Maps, 8020 4th Ave. is a 6-minute walk from the nearest subway station, Bay Ridge-77 Street, offering exclusive R train access. Those with cars have proximity to the neighborhood’s famous Verrazzano-Narrows Bridge, which leads to Staten Island. Additionally, two major thoroughfares flank the neighborhood: Belt Parkway and the Gowanus Expressway, providing access to greater Brooklyn, Queens, and, eventually, Manhattan. This cozy, tucked-away neighborhood is a bit of a schlep: it takes about an hour on the train or 40 minutes via car to get to midtown Manhattan.
