A competitively priced prewar Kensington co-op

From the outside, there’s nothing especially remarkable about the six-story, 84-unit red brick co-op at 811 Cortelyou Road in Kensington. In fact, the six-story, red-brick co-op directly across the street at 800 Cortelyou Road looks virtually identical. But as Corcoran agent Binnie Sen, who has done business in the co-op, describes it, the building has more than a few things going for it. “It’s in a vibrant neighborhood and it’s extremely well-priced,” she says. “You can’t really find anything in Brooklyn for $400,000-ish.” Beyond competitive prices, Sen highlights the attractive features of the 1941 building’s design. “The architecture is quite unique,” she says, noting the lobby’s handsome terrazzo floor typical of the period. “The apartments are large. People built things bigger then.” The co-op offers some modern perks as well. Residents formed a garden committee to enhance the building's landscaping, and solar panels were installed on the roof to help reduce the cost of utilities in common spaces.

Apartments with prewar details and generous proportions

Homes in the co-op include studios to two-bedroom units. Studios are priced at about $250,000. One-bedrooms measure up to 965 square feet and prices start at $400,000. Two-bedrooms as large as 1,230 square feet ask $625,000 and higher. The spacious apartments have hardwood floors and several prewar features such as arched doorways, built-in shelving nooks, baseboard molding and chair rails. Sen notes that residences include a foyer, a large number of closets and generous bedrooms. “It’s not a closet with a window. They’re more than adequate to fit a king-size bed,” she says. “They built real rooms in those days.” Kitchens are also spacious and include a separate dining area. Both kitchens and bathrooms have windows. “Some bathrooms have the original tiles. Sometimes that’s appealing,” says Sen.

Virtual door attendant, live-in super and shared laundry room

Sen describes the building, which has a virtual door attendant and live-in super, as “extremely well-managed.” Additional amenities include shared laundry facilities, a bike room and storage. Pets are allowed with approval.

Kensington near the park and a lively commercial strip

The co-op is located in the heart of Kensington. Grocery shopping can be done around the corner at Ideal Food on Coney Island Avenue or The Flatbush Food Co-op, which can be reached in about five minutes on foot, is a popular neighborhood option. Across Coney Island Avenue, Cortelyou Road is lined with many independent businesses including a bookstore, salons and Italian, Mexican and Middle Eastern restaurants. The same stretch holds the popular nearly 50-year-old “Flatbush Frolic” street fair every fall. A branch of the Brooklyn Public Library is close by, and the 526-acre Prospect Park is a 20-minute walk or 10-minute bus ride away.

Subway stations a short walk and major roadways nearby

The building is convenient to public transportation located between the B and the Q trains at Cortelyou Road, a 10-minute walk from the co-op, and the F and G trains at Church Avenue, which can be reached in about 20 minutes on foot. Several bus lines run along Cortelyou and Coney Island Avenue for connection to other parts of Brooklyn and travel to Manhattan. Major avenues nearby including Flatbush and Ocean Parkway connect to South Brooklyn, while Route 27 runs east and west and converges with Interstate 278 to northwest Brooklyn and Interstate 478 to Manhattan. Drive time to JFK Airport is about 50 minutes.
