A 1953 midcentury building with low monthly fees

One block removed from Queens Boulevard, Royal View Gardens offers residents both city convenience and a peaceful setting. This Elmhurst co-op stands out from the area’s typical housing stock of detached single-family houses and attached multifamily residences. Plus, the postwar midrise is one of two buildings set on a small, triangular block, making it feel even more distinct. To fit the lot, the building has an irregular shape, and as such, irregular apartments with slanted walls and occasionally awkward floor plans. One positive, however, is that the co-op’s odd shape means units have extra exposure points, windows and natural light. Buyers also appreciate the building’s historically low maintenance fees, which include all utilities.

Studio to two-bedroom apartments with a wide range of finishes

This corner building faces both Corona and 51st avenues, although residents can only enter from the latter. Set back from the street and lined with hedges, a small pavered area leads to the lobby door. Inside, a marble-clad room has mailboxes and staircases on either side, leading to the co-op’s east and west wings. On each side, an elevator carries residents to their apartments, a total of 91 units across six floors. Units range from efficient studios to 1,200-square-foot two-bedrooms, and most are single-bedroom apartments. Living areas and bedrooms err on the larger size, and many units (even some studios) have separate dining nooks. There’s a mix of outdated and lightly renovated units within the co-op. Upgrades typically include swaps like granite or quartz instead of vinyl or laminate counters, or stainless steel in place of white or black appliances. Some owners have also installed hardwood floors or built-in cabinetry. For a monthly fee, residents can add window-mounted air conditioners. Prices largely depend on condition but typically range from $250,000 to $450,000. Interested buyers should note that gifting is allowed, as is subletting after two years of residency. Pets, however, are not.

A courtyard and laundry room are the main perks

Royal View Gardens offers a few amenities, and a live-in super is available to assist residents. In the basement, a small laundry room is open during the day, which makes up for the fact that washer/dryers are not allowed in-unit. There’s also a storage room and a parking garage, although both have a waitlist. Outside, residents can access a narrow, grassy courtyard lined with benches.

Convenient access to shopping, dining and transportation

Several neighborhood institutions are moments from the co-op, including a neighborhood library and two churches whose architecture and large lots evoke a suburban vibe. A Walgreens and a grocery store are also incredibly close. One block away, Queens Boulevard is lined with Asian eateries, bakeries and cafes, as well as Queens Center Mall, with over 150 shops, food chains and department stores like Target and Macy’s. For outdoor activities, a few small parks and playgrounds are nearby, including Moore Homestead Playground, Veterans Grove and Elmhurst Park. Transportation is also convenient seeing as there’s a bus stop and Citi Bike station on the same block as the co-op. Plus, a subway station, serviced by the M and R trains, is less than a five-minute walk away. Those with a car can access the Brooklyn-Queens Expressway a short distance away, connecting travelers to LaGuardia Airport in roughly 15 minutes.
