At the southern end of the bustling Third Avenue in Bay Ridge, a small co-op community of 12 buildings is nestled not far from the Verrazzano Bridge. “This is the end of a busy street and it’s always quiet and you can hear the birds,” says Alla Reuben, a Brooklyn resident and licensed real estate agent with Re/Max Edge. A slice of nature can be a rarity in dense Brooklyn, giving this community a unique selling point, just strides away from the expansive Shore Road Park, which overlooks New York Harbor. Central to the dozen buildings is a communal courtyard, whose garden space unites the residents. “I like the fact that it feels like you’re part of a complex and not just like you own a unit and that’s it,” says Reuben. That community feeling is a large part of what’s kept residents here since the early 1980s and keeps inventory for the complex’s 60 units extremely low.
Studios to two-bedrooms offering aesthetic variety
The collection of low-rise brick buildings, constructed in 1983, houses studios and one and two-bedroom units. Here a carpeted two-bedroom with a tiled kitchen and rustic wood cabinets might go for $515,000, though units rarely come onto the market. A small one-bedroom with a closed kitchen and a cut-out breakfast bar window might run between $285,000 and $332,000. Some owners have also combined units to create two-floor duplexes. Units vary widely in style and aesthetic, depending on the updates or upgrades made by the previous owners, though many residences have wood cabinetry, tiled bathrooms, and kitchens equipped with stainless steel appliances. Select units have private patios which allow for relaxed outdoor and entertaining space.
Private balconies and a communal outdoor courtyard
Most units in these low-slung buildings offer bridge views from their balconies. As for rubbing elbows with the neighbors, the residents find community in the central connected courtyard, as well as the common laundry room on-site. While parking is not guaranteed, many residents use a nearby parking lot at 101st Street. Bicycle storage is also available. There is a live-in super for needs that may arise, but interestingly, there are three different management companies involved with the property. Depending on the unit and connected management company, pets may or may not be allowed.
Large parks on the edge of Bay Ridge and access to the R train
“Bay Ridge feels very different than any other neighborhood in Brooklyn,” says Reuben of this historic and transitional area. The large waterside parks are an immense draw and on weekends dog owners take walks through Shore Road Park and use the popular dog run. John Paul Jones Park, on the west side of Fourth Avenue, has additional green space and a picturesque gazebo. Bay Ridge’s Third Avenue is lined with restaurants, coffee shops and bakeries, just a short walk away. Residents can find groceries within six blocks at Met Fresh of Bay Ridge, or Foodtown, an additional five blocks north. The R train stops at the Bay Ridge-95th Street station, offering connection to other parts of Brooklyn and Manhattan, and buses run along Shore Road and 4th Avenue.
