A former art warehouse converted to luxury residences
Reimagined for the contemporary age, this historic former art warehouse in Lenox Hill has recently been converted into 35 boutique residences. Originally built in 1905, the 11-story condominium conversion spearheaded by C3D Architecture and Forkosh Development Group blends the concept of a Tribeca loft-style home with the classic sophistication of the Upper East Side. “The overall design goal was to create something that didn’t look hyper-modern, but that worked in a kind of interesting, timeless way,” says Brandon Watson, sales director for Archive Lofts. Outside the transformed interiors, the once-faded red brick facade has been reclad with neutral-hued limestone from Indiana and topped off with a new copper mansard roof. “From the outside, the building has an old-world charm to it and the top has an arched, very much Parisian-style crown. It’s a very intimate feel,” he adds. The exterior earth tones continue into the lobby, offset by pops of black in the window grid, gold-flecked marble floors, white chaise lounges and a gas-lit fireplace. Here, subtle historical cues meld with the present day, as seen in the exhibition posters spanning eras throughout time on the walls. The result? An industrial-chic aesthetic combined with polished modernity.
Vintage barrel-vaulted ceilings and dramatic balcony views
Sales officially kicked off in September 2023, and the units—which range from one- to five-bedrooms—include four penthouses with panoramic views of the surrounding cityscape. As a throwback to its days as an art warehouse, part of the original early-20th-century architectural features include 12-foot-high, barrel-vaulted ceilings. Residents can look out the oversized windows and glass doors that lead to terraces or balconies to glimpse gorgeous skyline views. Seamless and streamlined, the kitchens are outfitted with Miele appliances and integrated European cabinetry, merging functionality with form. A touch of grandeur is also found in the culinary area, as seen in the crystal, emerald-cut chandeliers positioned above the Colorado marble islands. Bathrooms and powder rooms feature white marble walls and soaking tubs—this time hailing from Italy—accented with swirls of black and gold, as well as custom oak vanities and heated floors.
Million-dollar price points and four luxe penthouses
One-bedrooms range between $1.25 million and $1.7 million for approximately 776 square feet, while two-bedrooms run between $1.795 million and $3 million. Perhaps the most distinctive feature is the penthouse suites’ dramatic, arched windows, outlined with flower-burst engravings etched into the stone. Behind these standout windows, it’s an experience of luxury only accessed by private keyed elevators. Currently, the largest penthouse, at 3,700 square feet, just hit the market for $11.6 million.
Landscaped rooftop with an art focus in the common areas
On par with its 5-star status, resident amenities include a 24/7 door person and fully equipped, zen-like fitness center outfitted in neutral tones. But the crowning jewel is the large rooftop lounge, landscaped with an outdoor grill and wet bar. Residents seeking more outdoor space can also purchase private outdoor terraces with cabanas. Art is also at the center of the common spaces and seen throughout the hallways, as a homage to the building’s original use: “We’re trying to keep the story alive with the fact that it was an art warehouse. Our goal was to look for exhibition posters throughout the years. As this building has stood the test of time throughout the years, we wanted to focus on bringing in art from a variety of different eras, spanning the ‘20s, ‘30s, ‘40s, ‘50s, all the way into the 2000s with the Keith Harings,” says Watson. “We thought it’d be a very nice interplay—from having the original works of these images that once lived in the building to now having the exhibition poster of them up on the walls to continue the overall story,” he adds.
Close to the East River, Central Park and several train lines
The East Midtown Waterfront esplanade is just a five-minute walk from Archive Lofts and includes several green spaces and a dog park. A half mile west, there’s 848 acres of green space at Central Park and residents can find several museums in the Midtown and Upper East Side area, including MoMa and The Frick Collection. Within Lenox Hill proper, dining includes the upscale Parisian-style eatery Orsay and the Michelin-starred restaurant Daniel. Trader Joe’s is located just two blocks south of the condominium and Whole Foods is four blocks away. The neighborhood also counts some of the city’s top-rated hospitals, including Lenox Hill Hospital and New York-Presbyterian/Weill Cornell Medical Center. Residents can access the N, R, W and 6 lines at 59th Street/Lexington Avenue or the F, N, Q and R trains at the 63rd Street/Lexington Avenue station.
