Good value for those seeking Lincoln Center proximity
Lincoln Square was in the midst of a residential building boom when Lewis Futterman, a record producer turned developer, decided to enter the scene with the 27-story Bel Canto, his first new development project when it opened in 1985. John Harding designed the red-brick building at 68th and Broadway, distinguished by its dual Broadway-facing terraces for each apartment. The New York Times mentioned Bel Canto in a 1985 article, where Futterman told the Times that he expected downsizing suburbanites and couples seeking pied-a-terres would be drawn to the building. That foreshadowing turned out to be true. “It’s very pied-a-terre friendly and that’s because it’s such a good location,” says Daniel Karp, an experienced broker with Compass, referring to its proximity to Lincoln Center. Plus, “It’s easy to get to Columbus Circle, Central Park and really anywhere else in Manhattan due to the transportation.” And for many, it also doesn’t hurt that the building is literally next to an Apple store.
Many units contain spacious balconies
Bel Canto started with 75 units, although some have been combined over the years since studios and one-bedrooms once comprised the majority. Karp notes that two bedrooms are the most common layout, as most floor plans are conducive for combining apartments. Unrenovated units feel their age with parquet floors and dated kitchens and bathrooms, but are considered a good value for the price and location with 463-square-foot studios selling for $600,000. To be fair, Karp notes that many apartments have been updated over time. There are also a small number of duplexes with outdoor space, and a limited number of three bedrooms with balconies spanning 2,300 square feet and listing for around $4 million. However, these rarely come on the market. Open layouts with natural light, many leading to terraces the length of the apartment, are the main selling point, plus there are only three to floor units per floor. “It’s a combination of a luxury high-rise, but with more of a boutique feel than a typical high-rise,” Karp shares. It’s important to note that washers and dryers are not allowed in units, which is the main con for the building, but there is a laundry room in the basement.
Full-time staff and updated common spaces
Bel Canto isn’t ideal for those who like amenity-laden buildings, but it does include a live-in super and full-time door attendant. “It’s a well-kept, no-frills building,” Karp says, adding that hallways and elevators were recently upgraded. On the other hand, Bel Canto is surrounded by enough leisure, entertainment and green space that amenities are unlikely to be missed.
Busy neighborhood offering everything from culture to practical shopping
Case in point, Bel Canto is just two blocks from Lincoln Center and its many cultural offerings, allowing residents to catch as many performances as they wish without having to factor in transportation. Then there’s the myriad of chain shopping and dining options along busy Broadway, from Breads Bakery for its great chocolate babka to Bar Boulud for upscale French without the pretension. And no matter that Bel Canto lacks a fitness center, because Equinox, the upscale fitness chain, is just across the street. A large AMC movie theater is also across the street for mainstream shows. Central Park is barely more than a block away, ideal for exercising or just escaping the city madness for a bit. Alternatively, Riverside Park, a four-mile-long waterfront stretch, is a 10-minute walk west. For groceries, Trader Joe’s, local chain Fairway (known for its choice produce) and gourmet store Citeralla are all a short walk north.
A handful of subway lines within walking distance
Bel Canto’s location at 68th and Broadway means that the local 1 train is two blocks away at 66th and Broadway and the express 2, 3 trains are just north at 72nd Street. Crosstown buses run along 72nd as well. Another option is to walk 15 minutes south to 59th Street/Columbus Circle to catch the A, B, C and D lines.
