Midcentury co-op in prime Greenwich Village

Greenwich Village house hunters seeking a post-war co-op are bound to encounter the two Brevoorts, begging the question, what's the difference? For starters, Brevoort East is next to the original Brevoort, which itself replaced a hotel by the same name in 1955. Sam Minskoff & Sons developed the 26-story Brevoort East ten years later in 1965 due to the success of the original, adding air conditioning and some more units, but maintaining the same midcentury vibe. Matthew Bank of Bank Neary Real Estate explains how buyers seeking top-tier, post-war co-oops in Greenwich Village typically narrow it down to the two Brevoorts, along with 2 Fifth Avenue and 70 East 10th Street. “But Brevoort East is number one in terms of reputation,” Bank adds. That reputation includes its well-run co-op board (a separate entity from Brevoort’s board), well-maintained building, strong financials, top-notch staff and desirable location at the corner East 9th Street and University Place near Union Square and Washington Square Park, whose distinctive arch is just two blocks away. Bank notes how the building’s proximity to the New York University campus, mere minutes from Brevoort East, also attracts many professors.

Updated units with roomy layouts and good light

Spacious floor plans are among the desirable qualities here, with 323 residences ranging from 550-square-foot studios recently selling for $649,000 to three-bedrooms with 2,300 square feet last selling for $4.6 million. It’s possible to encounter a fair number of unrenovated units with features like their original parquet floors and kitchens with wood-paneled cabinets and white Caloric appliances, but many have been updated with new hardwood floors and kitchens equipped with luxe stainless-steel appliances. Similarly, some unrenovated bathrooms remain in all their white-and-putty glory, but many have been gutted. Constants include generously sized windows that maximize natural light and views, and even lower floors reveal ideal Village streetscapes with their elegant pre-war townhomes. By contrast, higher floors provide downtown views, including One World Trade Center. A select number of apartments offer terraces too. Not least, it’s also possible to reconfigure floor plans.

Renovated gym and rooftop plus a library in the laundry room

Midcentury-modern fans are sure to appreciate Brevoort East’s retro signage and time-warp lobby. The entrance sets the midcentury tone with its brown color scheme and midcentury furnishings, while the eye is drawn to a wall-length mural of the street during Victorian times. The elevator bank is similarly done in dark wood and gold. The recently renovated gym is decidedly current, with well-spaced equipment on hardwood floors and natural light. Bank mentions there’s a nominal fee to use it. The renovated roof terrace is equally inviting with cushioned lounge chairs, plentiful seating, potted plants, and yes, skyline views. There’s more greenery in the landscaped garden next to the lobby, which some apartments overlook. Additional amenities include a windowless but colorful playroom and underground garage connecting both Brevoort buildings. But the most unexpected amenity has to be the laundry library. “The laundry room has the best building library I’ve ever seen,” Bank says, explaining how it’s actually organized like a library by alphabet and category thanks to two (volunteer) librarians. The librarians may be voluntary, but Brevoort East does count a door attendant, concierge, super and maintenance among its full-time staff.

Close to NYU, Washington Square Park and Union Square

In addition to Brevoort East’s proximity to Washington Square Park, the NYU campus and Union Square, “It’s right on University Place — one of the best streets in Greenwich Village with restaurants, shops and an amazing authentic New York neighborhood feel,” says Bank. This authenticity extends to area institutions like Strand Bookstore with its 18 miles of books, Blue Note and its jazz greats and Angelika Film Center for its independent films. The original Brevoort co-op replaced the Brevoort Hotel, perhaps more notable for former bohemian hotspot Cafe Brevoort. Over time bohemia has been commercialized in Greenwich Village, with the likes of Wegmans, high-end boutiques and boutique gyms becoming the norm. However, casual spots for food and drink are still plentiful thanks to the many college students, including Waverly Diner, which hasn’t changed since 1979 — except for its hours.

Many train, bus and bike options

Transportation options are strong thanks to the A, C, E, B, D, F and M at West 4th Street-Washington Square; the R, W at 8th Street-NYU and the 6 at Astor Place. Buses stop in front of the building and Citibike rentals are at the end of the street.

Some strict co-op rules regarding buyers

Bank shares that pied-à-terres aren’t allowed, and the co-op requires 35 percent cash down, which is higher than average for Greenwich Village.
