Well-maintained postwar co-op community in Sheepshead Bay
This well-maintained 1953 co-op consists of six buildings and four sections along an entire block in Sheepshead Bay, Brooklyn, totaling 324 apartments that all share the same amenities. The red-brick, six-floor structures are typical of the era, providing a less expensive housing option compared to many parts of North Brooklyn, while also offering a quieter, residential setting in exchange for a longer commute to the city. For example, there are only so many parts of the city where it’s possible to find a 1,100-square-foot three-bedroom in updated condition for under $400,000 in a suburban-like setting. This is also a tight-knit community filled with residents who have lived here for decades; the strict board does not allow rentals or sublets and residents must claim the complex as their primary residence.
Larger-than-average layouts at below-average prices
Units are mostly uniform across the six buildings, offering one- to three-bedroom layouts that reflect the era. This means windowed galley kitchens, separate dining rooms, bathrooms with a window in the shower, foyers, ample closet space and good light throughout. More comfortable than luxurious, some of the larger units feature renovated kitchens and bathrooms. Many one- and two-bedrooms tend to feel dated with carpets, wallpaper and decades-old tile and could benefit from a total renovation. Window air-conditioning units are the norm (and come with their own rules) and apartments lack washers/dryers. Many also lack dishwashers and there’s no outdoor space.
One-bedrooms average 750 square feet, two-bedrooms offer around 900 square feet and three- bedrooms go up to 1,100 square feet. In 2024, a one-bedroom listed for $174,000, a two-bedroom listed for $269,000 and a three-bedroom listed for $370,000. Common charges are on the high side and average about $1,000 a month, but do include gas, electric, water, heat and taxes.
Amenities include parking, a fitness center and laundry rooms
The main amenities include three underground parking garages, a laundry room in each building, a fitness center, a community room for parties, storage units and bike rooms. Staff includes a live-in super, handyman, porters and 24/7 security. Parking is $85 a month for those who get off the 10-year waitlist. The storage waitlist is much shorter and costs $15 a month, as does the bike room. Laundry rooms are clean with newer machines, and the recently updated basement fitness center features a hardwood floor, punching bag and a full array of equipment. The complex is also located in a park-like setting with bench-lined sidewalks and manicured lawns, but no dogs are allowed unless they’re emotional support animals. Cats are OK in small numbers. Entrances with stairs are also accessible with ramps. Not least, the complex maintains an up-to-date website with a long list of rules and policies covering everything from mattress disposal to blackout dates for deliveries and moves.
Residential neighborhood near Marine Park and the waterfront
Brigham Park is part of the Kings Bay micro-neighborhood within Sheepshead Bay, and just a few blocks from Marine Park. The park is home to more than 500 acres of protected salt marshes and grasslands, among which there are nature trails, an 18-hole golf course and a boat launch. Meanwhile, the complex is bounded by Avenues U and V; the former offers essential businesses like Walgreens, which is practically next door, and Key Food around the corner. Otherwise, businesses are spread apart, and most locals rely on cars or buses to get around, even though street parking isn’t abundant. Of note is nearby Brennan and Carr on Avenue U, a casual sandwich institution dating back to 1938 that’s remained unchanged and has become legendary for its broth-dipped roast beef sandwiches. In keeping with an earlier age, it’s cash only. There’s also a playground, baseball field and swim school near the co-op.
Buses and cars are the most convenient options
The BM4 express bus is two blocks away for Manhattan trips, while local buses traverse Avenue U and Gerritsen Avenue. The elevated B and Q trains run through Sheepshead Bay, but the nearest station at Neck Road isn’t within easy walking distance, and the train takes about an hour to reach Midtown. Drivers aren’t far from the Belt Parkway for access to Manhattan, Queens and JFK International Airport, which is about 12 miles away.
