Walking into an upper-floor apartment at the 75-story CitySpire on West 56th Street, guests and residents are met with a light-filled space overlooking Central Park, the Hudson River, iconic Midtown buildings like the Chrysler and the Empire State buildings and downtown skyscrapers such as One World Trade Center. Designed by the late post-modernist architect Helmut Jahn, CitySpire has a distinctive dome that towers over the city — as well as a full suite of amenities, including an indoor pool with prime Manhattan views. Inspired by the architecture of nearby City Center, the building blends Art Deco architecture with modern design. “It is a stone building with a celebratory spirit,” Jahn said upon its completion in 1987. “Steps from Central Park, Carnegie Hall, great restaurants and within walking distance to Broadway, the location is stellar,” says Julie Zelman, an agent with The Rothschild-Zelman Team at Engel & Völkers New York Real Estate, who has represented two 71st-floor units in the building.

The building’s 337 units range from studios to four-bedroom residences, with one- and two-bedroom units making up most homes. Residences start on the 28th floor, with office space occupying the lower levels. Over the years, owners have updated their units, so there’s no set style throughout the building. However, residences have open living and dining areas with adjacent kitchens, hardwood floors and walls of windows to maximize light and views. Unit 7103, a 71st-floor, two-bedroom duplex represented by Zelman, recently got a complete makeover, including white oak hardwood floors, recessed lighting, high-end appliances and modern conveniences like Lutron dimmers and one-touch light/defogger mirrors. “People want to buy new, and they don’t want to have to renovate,” she says, adding that the residence is also offered at a lower price point than a similar home in a brand-new building. Indeed, in the second quarter of 2024, it was listed for $3.5 million, while a 500-square-foot studio asked about $770,000. Rentals commend about $5,400 for a one-bedroom and between $6,500 and $7,000 for a two-bedroom. The penthouse, a three-floor octagonal residence in the building’s crown with six bedrooms and nine bathrooms, was on the market for $100 million in 2012 — then the most expensive listing in the city — but did not find a buyer.
Workout with a view
“CitySpire boasts premier amenities that aren’t hidden in a basement,” Zelman says, noting the amenities floors are right under the first residential floors. That includes a wellness center with a full gym, a stretching and yoga room and locker rooms with saunas and a steam room. There’s also a lounge, conference room and children’s playroom with a climbing wall. The building has a residents-only entrance — office dwellers have a separate entrance — and door staff are always on duty to help with packages. There’s also a concierge and live-in super.
Steps to City Center and Carnegie Hall
How do you get to Carnegie Hall? For CitySpire residents, getting to the world-famous concert hall is just a matter of crossing the street. New York City Center, another venue, is also a few blocks away, while the Broadway theaters are within walking distance. Old-school New York diners abound in this part of Midtown, but there’s also Flûte Champagne Bar on West 54th Street or The Living Room Restaurant and Bar at the Park Hyatt New York. Central Park is also a few blocks away; the Hallett Nature Sanctuary and the zoo are highlights of the southern part of the park.
N, Q, R and W trains around the corner
It’s a quick walk to the N, Q, R and W trains on Seventh Avenue and West 57th Street or the F train on Sixth Avenue and West 57th Street. Columbus Circle offers more train options and is about a 10-minute walk. For drivers, the West Side Highway is less than two miles away, ensuring an easy escape from Manhattan.
