A townhome-style Riverdale co-op with accessibly priced units
Dogwood Close Townhomes are situated in a busy pocket of West Riverdale along Henry Hudson Parkway, which overlooks the often-congested submerged thoroughfare. In fact, as one reaches the unexpected townhouse community, the courtyard is filled with so much greenery?that it looks more like a Connecticut suburb than the Bronx. Completed in 1951, the two-story, red brick complex comprises 50 apartments across a horse-shoe-shaped complex, ranging from studios to four-bedrooms. “Dogwood Close is the only townhouse complex in Riverdale that offers co-op-style living,” says Mary Phelan-Kavanagh, a broker at Douglas Elliman. She says for those looking to buy in the neighborhood, the co-op offers “well-priced resale units” that “require updating.”
Spacious midcentury layouts with private outdoor spaces
One- and two-bedrooms have split floorplans with a large living area and a sizable balcony. Units with three-plus bedrooms feature duplex and triplex layouts with bedrooms and living areas on different floors, as well as ground-floor gardens and one or more terraces. Residences don’t come on the market often and vary in a state somewhere between well-maintained in original condition or fully gut-renovated. Unit #A17, a 675-square-foot fully remodeled studio with an alcove area big enough to fit a king-sized bed and a massive walk-in closet, sold for $205,000 in the last quarter of 2023. Apartment #A8, Phelan-Kavanagh’s unit, a 1,350-square-foot two-bedroom duplex with a 27-by-12-foot private garden, salon-like foyer and full-floor grand room, sold for $375,000 in the second quarter of 2024. Unit #C9, a smaller, single-floor, 1,100-square-foot two-bedroom with five huge closets, a galley-style kitchen and roomy bedrooms went on the market for $450,000 in the last quarter of 2024. One of the grander homes, unit #A15, is a 2,200-square-foot triplex with a full-floor primary bedroom and ensuite bathroom, three secondary bedrooms, a laundry room and a massive ground floor with a grand room, a formal dining room, an office and an additional study room; it sold for $849,000 in the second quarter of 2023.
No-frills living shrouded by lush greenery
The complex has a live-in superintendent and part-time maintenance staff. Besides the sizable central outdoor garden, there aren’t many traditional amenities like one might find in an apartment tower. However, underground assigned parking is available for a competitive monthly rate; in the same subterranean space, there is also a bike room. The main amenity, so to speak, isn’t really an amenity: the quiet and serenity of living in a quiet area surrounded by flora and fauna. Plus, Phelan-Kavanagh says the building is pet-friendly (upon board approval, of course).
Riverdale’s plentiful green spaces and quiet residential streets
The neighborhood’s surrounding parks offer many recreational opportunities, including Riverdale Park’s six tennis courts, the sandlot softball field, basketball courts, multiple playgrounds and various hiking trails. (Not to mention, from specific locations, fantastic views of the Hudson River.) To the east, there are a thousand acres of green space, Van Cortlandt Park Golf Course (which is public), The Van Cortlandt House Museum and the Van Cortlandt Nature Center at Van Cortlandt Park. Back inland, the area moves slower than most Bronx neighborhoods. Streets are occupied more by parked cars and school buses than driving traffic, while the sidewalks are lined with school children, dog walkers and the occasional cool dad with a stroller. For groceries, residents can shop at the?nearest market, Key Food; there is also a CTown, Key Food and Riverdale Kosher Market closer to “The Y.” The main thoroughfare is also home to many fast-food chains, including IHOP, Applebee’s and Chick-fil-A. Local favorites include happy hour at Tin Marin Tapas, playing darts at Irish pub The Punch Bowl and wings and craft beers at Bronx Alehouse.
Metro-North and major highways for commuters
Riverdale is serene but tucked away. The price for peace is proximity, and, in this case, it takes an hour plus to get anywhere below Yankee Stadium on a bus or subway. Two nearby subway stations are distantly walkable but more palatable via the express bus: Van Cortlandt Park-242 Street provides access to the 1 train, and Bedford Park Blvd–Lehman College services the 4 line. The fastest option, by far, is the Hudson line on the Metro-North to Grand Central, which takes approximately 30 minutes, give or take (although the station is more than a mile away). Alternatively, going here and there is manageable for car owners?with I-87, the Henry Hudson Parkway and Major Deagan Expressway nearby.
