A prewar Central Park West co-op offering value in Manhattan Valley
Constructed in 1929, the 16-story building at 410 Central Park West, also known as the Edith Apartments, was designed by Margon & Holder. The firm also served as the architect of record, along with Emery Roth, for one of Central Park West's most iconic residences, the El Dorado.
The 99-unit beige brick co-op may not have the notoriety of its neighbor to the south, but like the El Dorado, it's directly opposite Central Park. It's also a lot cheaper. When we spoke to CLB Realty broker Charmaine Broad, who lived in the building for 26 years and estimates she's sold at least 30 units there, she was preparing to list a one-bedroom in the building for $750,000. In the El Dorado, one-bedroom prices start at $1.5 million and quickly escalate. "Manhattan Valley, it's still a bargain up there," she says, referring to the Edith Apartments' neighborhood. "There are really some good bargains up there that you can come and find."
Broad also has high praise for the co-op's community. "It's a good mixture of people in the building," she says. "Old, young, there's quite a few kids in the building now. Some old-timers. It's definitely a nice New York City blend."
Large rooms, some period details and combined units
Homes in the co-op, which was converted in 1983, include one- to four-bedrooms. One-bedrooms 675 square feet and more sell for $573,000 and up, and two-bedrooms measuring as much as 1,200 square feet list for $1.6 million or less. Three-bedroom units at least 1,350 square feet ask up to $1.7 million and prices for apartments of four bedrooms or more are $3.2 million and under, with square footage starting at 2,400 square feet.
Units feature high, beamed ceilings and entry foyers and many offer views of Central Park. The original floors are wood parquet with an inlaid design. Broad offers that some residents may desire a bit more closet space. "Since 1929, people have a lot more clothing," she says, adding that her solution was to combine two closets to create a walk-in storage space. The co-op includes several units formed by combining apartments to create very large homes, some duplexes. One small and one large penthouse apartment provide views in all directions.
Full-time door attendant, a small gym and bike storage at no cost
The co-op is staffed by a full-time door attendant, live-in super and porters. The building has a small gym for a nominal monthly fee and recently upgraded shared laundry facilities. Bikes can be stored at no cost in an outdoor shed and storage space is available on a first-come, first-served basis. Washer/dryers in apartments are permitted, and the building is pet friendly. Recent improvements include two new elevators and converting from an oil to an electric hot water heater. Pied-a-terres are allowed, as is parents buying for children.
Opposite Central Park with shops and services nearby
Broad says the location provides the convenience of city life as well as a respite from urban activity, thanks to the quieter nature of the north end of Central Park. “It’s the best of both worlds,” she says. The co-op offers direct access to the park and shopping at major retailers and local businesses. Buildings along Central Park West make for an eclectic streetscape representing midcentury, Renaissance Revival and contemporary architectural styles, to name a few. Whole Foods Market is on Columbus Avenue and can be reached in about 10 minutes on foot. The corridor has several other chain stores, such as Sephora, T.J. Maxx, Burlington and Home Goods. Features of Central Park nearby include the Tarr Family Playground, a tranquil body of water known as "The Pool," and the North Meadow and its baseball fields.
Three subway lines within blocks and easy access to the east side
The B and C trains stop at 103rd Street, two blocks away, and the 1 train can be caught at 103rd Street and Broadway. Several bus lines run along Central Park West. A Citibike station is located at 102nd Street and the park, and a bike lane runs along Central Park West. The commute to Midtown Manhattan is about 20 minutes. For travel by car, the 97th Street transverse offers easy access to the east side through Central Park, and 96th Street feeds the Henry Hudson Parkway along Manhattan's west side. Travel to LaGuardia Airport is about 25 minutes.
