When most think of Lincoln Square their mind immediately goes to Lincoln Center, home to some of the world’s best operas, ballets, and of course, the New York Philharmonic. But this Upper West Side enclave is also a bustling residential neighborhood, not just a global tourist attraction. The Element, a 35-story, glass-clad high-rise, was one of the first major residential developments in the area when it was completed in 2007, which gave way to several other new builds in the neighborhood. Designed by SLCE Architects, the reflective glass tower features a series of setback, varied terraces, and contains 186 residences, many of which offer views of the Hudson River and surrounding cityscape. “The Element is unique because of its positioning in the city, but it’s obviously a great condominium with beautiful terraces. It’s been a great pillar for the neighborhood to develop. You’re very close to Columbus Circle and the river, so you really get the best of both worlds and you’re able to jet wherever you need to,” says Stefanie Ruch, a real estate salesperson with Douglas Elliman who has sold units in the building.
But more than just its accessibility to culture and other Manhattan neighborhoods, Ruch highlights the more personable qualities of actually living there: “When you first enter the lobby, you’re greeted by an incredible staff. Someone is standing at the revolving door and someone at the desk, they’re very gracious. They really take care of the building in a way you don’t see in other buildings that have been around this long.” Staff currently includes a door attendant, concierge, and a live-in super.
Expansive city views from the varied terraces
Many, but not all, units have large terraces with glass barriers, positioned in different stages and staggered throughout the floors. “Each floor plan is different and unique. I can speak to one unit, which has a north facing view and feels like a Zen cityscape,” says Ruch. “The way they built the building, it’s a little bit set back, which makes it very expansive, so you get to feel the whole city. At night it’s sparkling and wonderful. You can see all these beautiful colors, and the reflections on the midtown buildings during the day. And the windows are so great you don’t hear anything.” Many of the windows are also floor-to-ceiling, and they open inwards, rather than the traditional lift-up style. Residences come with an in-unit washer/dryer, A/C, wide-plank oak flooring, Caesarstone countertops, and Bosch and Sub-Zero appliances. In the bathrooms, buyers can expect plenty of natural light, as well as Dornbracht fixtures and double vanities. Pets are welcome in the building and rentals are also allowed.
One-bedroom to four-bedroom condominium units starting at $1.2 million
Pricing for a one-bedroom typically ranges between $1.2 million and $1.45 million for just over 770 square feet. Two-bedrooms range between $1.8 million to $2.3 million with square footage hovering around 1,400, whereas three-bedrooms typically range between $2.5 million and $3.5 million with square footage around 1,800. Prices for four-bedrooms start around $4.3 million, while one penthouse with over 2,400 square feet with a wrap-around terrace listed for $5.25 million.
12,000 square feet of outdoor common space, a deluxe pool and full squash court
Most all the amenities are located on the third floor, including the 60-foot pool and gym. The common spaces have two terraces and include children’s play gym and a place to eat, with shaded lounge chairs and tables. “The sport courts are the most unique amenities,” says Ruch. “They have a regulation squash court and a half-court basketball court. I think everyone is delighted to see how high the ceilings are, especially in NYC.” The pool is designed with a glass ceiling that stretches overhead, as well as a whirlpool. “You don’t feel like you’re swimming in a basement, and you get natural light,” adds Ruch. “It’s a really unique architecture, and it’s unique to that building.” The Element also has a dry sauna in the men’s and women’s locker rooms, a massage room with a table and yoga/Pilates studio. And finally, there’s a circular, porte-cochère driveway for residents, and a separate, yet connected parking garage with key fob entry to the building (although the garage is managed by another party).
Centrally located near Central Park, the Hudson River and top-notch performing arts
Situated just steps away from Lincoln Center, residents have access to some of the world's best performing arts, including ballet, operas, and more. To the east, Central Park is just three avenues away, while the Hudson River, including Pier 97 Hudson River Park is one avenue west. Fordham University and Juilliard are also both nearby, making up a large student population in the area. Columbus Circle, including Whole Foods and over 50 high-end retailers, are also within walking distance. For dining, there’s The Smith and Cafe Fiorello across the street from Lincoln Center, both of which fill up quickly with theater patrons on performance nights. Residents can access either the 1 or 2 trains at the 66th Street/Lincoln Center Station or the A, B, C or D trains at Columbus Circle.
