Luxury residences in Central Harlem designed by Issac & Stern Architect

When one looks at Eleven Hancock, one tries to make sense of a mashup of separate industrial-looking structures. With varying levels of patina shrouding the glass and metal paneled facade, the condo seemingly floats somewhere between the future and the past. Issac & Stern Associates organized the plan in three district flooring zones: the first five stories are outfitted with monolithic aluminum-paneled glass walls; floors six through eight are punctuated by smaller windows with projected mullions; and floors nine through 12 are outfitted with a similar metal panel system, only in black, The New York-based practice devised the 130,000-square-foot structure with a 22- by 100-foot cantilever (air rights were purchased over the adjacent property, adding an additional 25,000 square feet above West 125th Street), which extends from the sixth floor up. These distractive zones further articulate the horizontal construction and position the asymmetrical massing along Hancock Place.

A sumptuous material palette featuring 7-inch-wide oak flooring

Interior design studio Lemay designed the apartments with a luxurious scheme of colors and finishes. “The unit interiors were crafted with a focus on quality and elegance,” says Haley Wagg, lead interior designer. Featuring open floor plans to maximize space, residences are encased by “industrial-inspired” aluminum-framed floor-to-ceiling windows, which provide picturesque city views and ample daylighting. Bespoke kitchens by Cesar New York include a light and a dark colorway, Noce Moro and Pearl Gray Cesar, complemented by matte black Kohler fittings and Calacatta countertops and backsplashes. New appliances by Miele include smart refrigerators, gas cooktops, ovens, and 15-inch wine coolers by Summit. Bathrooms are outfitted with an airy white ambiance shrouded in monolithic Calacatta tiled walls, including polished chrome Kohler fittings, Toto toilets and bespoke vanities also by Cesar New York. Each unit has an in-unit washer-dryer, multi-zoned heating and cooling and USB-charging outlets. Plus, more than half of the units have a private terrace.

71 apartments across 12 stories range from studios to four-bedrooms. Like most luxury buildings, the units with the most bedrooms are located on the penthouse levels (floors 11 and 12). Studios span between 470 to 525 square feet; the last sale of a penthouse unit closed at $695,000 in January 2023. One- and two-bedrooms are more common, ranging between 650 to 800 square feet and 1,000 to 1,400 square feet. A one-bedroom on the sixth floor with breakfast nook, a home office and a 20-foot-long living room fetched $995,000 in August 2023. A two-bedroom on the eighth floor featuring a 16-foot primary bedroom with a massive walk-in closet and a couple’s vanity closed at $1.3 million in September 2024. Three-bedrooms range from 1,430 to 1,550 square feet; the latest transaction for a penthouse netted $2.1 million in June 2023. The grandest listing, the only four-bedroom residence with a 20-foot-long terrace and private cabana on the common roof deck, last listed for $2.6 million in January 2023.

A 6,000 square feet amenities suite, including two expansive green spaces

Eleven Hancock is a full-service luxury building with a 24-hour door attendant, a live-in resident manager and a part-time maintenance staff. Wagg says the amenities spaces and common areas incorporate a design narrative that “seamlessly connects all spaces.” Utilizing a rich material palette throughout, she devised a composition of luxury furniture and statement art pieces subtly highlighted by integrated soft lighting. In the lobby, residents can find the mailboxes, package room and cold storage. The adjacent garden terrace features dining areas to accompany its outdoor kitchens with BBQ stations. Up on the roof, picturesque views of Harlem are completed by plush lounge seating and chaise lounges. The lower level comprises a modestly sized fitness center with the latest cardio machines and weight training equipment, including Peloton bikes and a movement studio for yoga, Pilates and the like. On the same subterranean floor, there’s a residents’ lounge and library and a children’s playroom complete with plenty of kid-sized furniture, toys and games. Plus, residents have access to the bike room and personal storage units, both available for an added monthly fee.

Legendary parks and cultural venues in Central Harlem

Central Harlem is known for its culturally diverse institutions, including the internationally recognized Apollo Theater, the Studio Museum for African art and non-profit theater Maysles Documentary Center. The multifariousness also transcends dining and nightlife with neighborhood institutions like the funky Caribbean joint, Angel of Harlem. Generous portions of Southern food can be found at Sylvia’s, a neighborhood institution since 1962. Of course, one cannot think of Central Harlem without mentioning Columbia University and its historic campus comprising 32 acres of Beaux-Arts buildings, including famous monuments like St. Paul’s Chapel, Philosophy Hall and Butler Library. Throughout the locale, green spaces are plentiful, including Morningside Park and St. Nicholas Park. Namely, the designated New York City scenic landmark Riverside Park offers 250 acres of lush greenery overlooking the Hudson River, featuring scenic king trails, tennis and basketball courts, baseball fields and skateparks. For groceries, residents can pop by the neighborhood markets, including C-Town, Whole Foods and Key Food.

Conveniently located near the subway and Riverside Drive

The 125 Street subway station is just around the block, providing access to A, C, and B and D trains. Via car, westside and eastside thoroughfares are nearby, including Riverside Drive and the FDR, respectively.
