A preserved west side prewar co-op designed by George and Edward Blum
The block on which the 12-story Evanston Apartments is located was once known as the Evans Homestead. Named for the Parisian dentist who bought up the parcel of land in 1873, the site was home to a wood-frame structure and stables, with squatters occupying the property until it was cleared ahead of construction in 1909.
Designed by prolific and renowned brother architects George and Edward Blum and completed in 1910, the 60-unit Neo-Renaissance building features the pair's trademark ornate facade with intricate designs executed in terracotta, brick and tile. (The building’s nearby “twin,” The Admaston at 251 West 89th, was also designed by the Blums and debuted that same year.) Additional flourishes include three-sided balconies at the top floor, a double-height threshold of multipaned windows framed by detailed metalwork and an iron fence of owl-like forms encircling the building. The co-op's entrance, marked by two lamp posts topped by five globes, is at the end of a narrow courtyard separating the building's two wings on West 90th Street.
The 1920 census shows that the Evanston Apartments served as the home for many clothing and dry goods executives. However, music professionals also resided there, including Julius Witmark, a co-founder of the American Society of Composers, Authors and Publishers (ASCAP), and George Maxwell, the organization's president.
The building converted to a co-op in 1969, and by the 1980s, an ill-conceived update of the lobby resulted in marble applique being used to cover deteriorating terrazzo flooring. Eventually, that decision would be reversed, and the terrazzo was restored.
Today, the building is part of the Riverside - West End Historic District, established in 1989.
Classic prewar features with grand proportions and some duplexes
Most of the homes in the Evanston Apartments are two- to four-bedroom units. Two-bedrooms around 2,000 square feet list for $1.7 million or more. Three-bedroom apartments can be as large as 2,800 square feet and ask $2.3 million and up. Residences of four-bedrooms or more can measure as much as 4,500 square feet, with prices starting at $3.8 million. There are two duplexes per floor, and a grand stairway connects the two levels in many residences. “It’s a great, classic, prewar West End Avenue building with really big rooms and lots of character and detail,” says Keller Williams NYC agent Melissa Leifer. "They're big. The building wasn't chopped up in weird ways, which is nice. They are very grand prewars, kind of like the Mrs. Maisel apartment on that TV show.” Homes have grand proportions and feature numerous period details, including 10-foot beamed ceilings, ornate fireplace mantels, herringbone wood floors, bay windows with stained glass, crown and ceiling molding and French pocket doors. Apartments include large foyers and expansive living and dining areas are common, with some extending as far as 75 feet. Leifer notes similar buildings along West End Avenue have been stripped of those original features in the renovation process. “It’s so sad to me,” she says. Units offer unobstructed views of residential streets to the north and, in many cases, the Hudson River to the west. Homes often have central air or through-the-wall A/C units, and washer/dryers are permitted.
Full-time door attendant, live-in super and furnished roof deck
The co-op is staffed by a full-time door attendant and resident super, with service provided seven days a week. A landscaped roof deck is furnished with chaise lounges. There is a bike room and storage, and the building is pet friendly. Recent upgrades include the installation of a fuel-efficient heating system and newly replaced elevators.
Relative affordability near parks and everyday conveniences
"It's less expensive. You get more for your money, and it is quieter," Leifer says when asked about the appeal of the co-op’s location. "And you’re very accessible to the rest of prime Upper West Side.” The building is one block from Riverside Park, where nearby facilities include the popular Hippo Playground and a dog run. The walk to Central Park, which is several blocks east, is about 15 minutes. Food shopping can be done at Barzini's gourmet food store, Key Food and Kosher Marketplace, which are no more than a 10-minute walk from the building. Broadway and Amsterdam Avenue offer convenient shopping and dining, and popular area restaurants include Jacob's Pickles, Dagon and City Diner.
Several subway options and convenient to west side highways
The 1 and 2 trains stop at 86th Street four blocks south, and the A, B and C trains at 86th Street and Central Park West can be reached in about 15 minutes on foot. For travel by car, Riverside Drive is a block west, and Route 9A can be accessed at 96th Street for connections to Manhattan's west side, New Jersey, and the Bronx. LaGuardia Airport can be reached in about 25 minutes.
