A Spuyten Duyvil co-op near the heart of Riverdale

Douglas Elliman Riverdale broker and resident Terhi Edwards describes the location of the Rosario Candela-designed, 10-story Fairfield Views co-op as "central." "It's close to Johnson Avenue, which is like the center of Riverdale," she says. You can walk there. It's close to parks, it's close to schools." The 1949, 108-unit building is technically in Spuyten Duyvil, but residents do benefit from the proximity to Riverdale amenities and services. Seton Park, a short walk west, is a lively community hub. "There's a lot of stuff going on for kids there," says Edwards. "Soccer teams meet there. Baseball teams meet there. And there's a dog park. The co-op's location also affords many units picture-perfect views. "On higher floors facing west, there are beautiful views of the river and The Palisades," says Edwards. Describing the building's appeal, the agent offers a powerful trio of factors: "Price, amenities and location."

Spacious one-to four-bedrooms, some with impressive views

Homes at Fairfield Views include one- to four-bedroom units. One-bedrooms 700 square feet or more list for $160,000 and up. Two bedrooms 850 square feet and larger sell for $340,000 or less. Three-bedrooms measuring as much as 1,500 square feet ask up to $510,000 and a four-bedroom apartment measuring 1,600 square feet sold for $720,000 in 2020. Apartments are spacious, and while the celebrated prewar architect Candela designed the building, Edwards notes that units lack period elements such as arched doorways. "The lobby looks prewar," she says.

Part-time door attendant and many perks for families

The building is staffed by a part-time door attendant and a live-in super. Units are also equipped with a smartphone intercom system. "It offers a lot of families with children," says Edwards. Amenities include a stroller room, an indoor playroom and a private outdoor playground. There is a parking garage available for $135/month with a waitlist, which Edwards notes is not very long. The building has a basic gym, a bike room, storage and shared laundry facilities.

A quiet neighborhood of parks with easy access to Manhattan

Located at the southernmost tip of the Bronx, Spuyten Duyvil offers easy access to the activity of Manhattan along with a quieter, park-filled environment. Popular shopping and dining options are found along and near Johnson Avenue and Riverdale Avenue, including a Key Food Supermarket on W. 235th Street, a five-minute drive or 10-minute walk. Popular restaurants in the area include Palace of Japan, Tin Marie for Tapas and Bella Notte for Italian food. Seton Park is just across Henry Hudson Parkway. Its facilities include tennis courts, a playground, athletic fields and a forest. Ewen Park, a few blocks to the east, offers similar features and dog-friendly areas. The massive Van Cortlandt Park to the north is a five-minute drive. Prestigious private schools Horace Mann and the Ethical Culture Fieldston School are nearby.

Metro-North, express buses and major highways

The Spuyten Duyvil Metro-North Railroad station is a five-minute drive or 15-minute walk from the building, and it's about a 30-minute ride to Grand Central Terminal. Travel time to Midtown by car is also a half-hour. Commuters can take express buses to Midtown and the Financial District, which takes about an hour. The building is around the corner from Route 9A/Henry Hudson Parkway for easy access to Manhattan and points north, and Route 9 and Interstate 87 are major roadways to the east. LaGuardia Airport can be reached in about 25 minutes by car.
