Coveted residences with lots of space, views, and lower-than-average maintenance fees

Nestled within the lush greenery of southern Riverdale’s Spuyten Duyvil, Glen Briar Apartments sits on a hill right next to the historic Henry Hudson Park and only a short distance from the Hudson River. The full-service building provides 160 sprawling units spread across 14 floors, making it one of the area’s most sought-after places to live. Douglas Elliman agent Terhi Edwards, who has lived in the building for 24 years, believes those are all reasons people enjoy living at the 1953-built co-op. “I think the location is one reason,” she says. “A lot of apartments have a nice view; it doesn’t necessarily have to be a river view. Even if you’re facing east, you’re still on a hill, so you're not staring at somebody's wall. You have trees. You have buildings. You see the bridge. A lot of people also like it because the bedrooms are a good size, and the living rooms are big.” Edwards adds that the building is also “very well-run financially.” Throw in maintenance that’s lower than comparable co-ops in the area, and a residence at the Glen Briar remains high on the list of buyers looking to move to Riverdale.

Expansive floorplans and balconies for almost every unit

From the street, even though Glen Briar sports the conventional red brick of many post-war residential buildings, its circular porte cochere and courtyard with towering trees and large, well-manicured shrubs, give life to what could have been a drab facade. Each unit boasts wide windows, thoughtfully placed in each room — including kitchens and bathrooms — permitting natural sunlight to flood the spaces. And most residences come with balconies. Unlike other post-war aeries, these units are large. Original layouts feature one- to three-bedrooms units, but several combinations have taken bedroom counts to four and above over the years. “I actually have one of them,” says Edwards. “Last year, I showed four or five which were combined. I think there may be 10 combined apartments, and they are pretty large.” The smallest one-bedrooms are 675 square feet but most one-beds range between 700 and 900 square feet, with many crossing the 1,000-square-foot mark. The average two-bedroom is 1,400 square feet and three-bedroom units fall anywhere between 1,600 and 2,500 square feet. All the apartments come with parquet floors and foyers, and some with multiple hallways.

A solid investment that slowly climbs in value

Edwards states that the value of a Green Briar home inches its way up over the years but prices remain stable for the most part. “Prices have been going up a little bit but that’s pretty much Riverdale in general. Our prices don't really go crazy like in Brooklyn or in the city, and they don't go down a lot.” As of fall 2024, there had been only two sales of a one-bedroom so far that year — an 800-square-foot unit that sold for $245,000 and a 900-square-foot unit scooped up at $365,000. Four two-bedrooms were on offer during the same period, ranging in price from $565,000 to $607,000. Sales of three-bedroom units in the recent past fall between $900,000 for 1,600 square feet and $925,000 for 1,800 square feet.

Glen Briar residents benefit from a live-in super and a full-service doorman stationed in a recently renovated lobby with charcoal-grey terrazzo floors. There is a two-level, in-house garage with deeded spots that can fetch up to $30,000 to $40,000 if a resident decides to sell, according to Edwards. Both floors are monitored by a 24-hour attendant and valet parking is available to drivers with a top-floor spot. Other amenities include a bike room, storage units, a fitness center, a laundry room, a community garden and a large community room.

Supermarket and local restaurants within walking distance

Glen Briar’s location west of the Henry Hudson Parkway means it’s in the neighborhood’s residential-only zone. And, being surrounded by parkland, residents need only step a few feet out of their homes to access open space. “What I liked was when my kids were growing up...we we had all those parks next to us, it was almost like having a backyard,” says Edwards. The Henry Hudson Park’s southern portion which abuts Glen Briar, is known for its sports courts, baseball field, dog section and playground. The northern section across the street houses more playgrounds. Seton Park, which is much larger, houses a skate park and adult fitness area and is only a 13-minute walk away. To get the everyday basics, residents will have to cross to the east side but the distance isn’t far at all. “There's a little supermarket on the other side of the highway called Spence Market. You don't have to drive anywhere and you can get pretty much everything there,” says Edwards. Spuyten Duyvil’s small commercial strip on Johnson Avenue is about five minutes by car and a 20-minute walk from Glen Briar. Local restaurants like Bella Notte and Moss Cafe are among the offerings.

Convenient transportation options are nearby

Transportation from Glen Briar is extremely convenient. With just a six-minute walk, residents get to the Spuyten Duyvil Metro-North station whose trains pull up to Grand Central in just about half an hour. Drivers get access to Henry Hudson Parkway in two minutes and a network of local buses stop on Independence Avenue, which is only four minutes on foot.
