A reasonably priced postwar building in a quiet, residential neighborhood
Located at the southern end of Kensington, closer to both Midwood and Ditmas Park in Flatbush, Harrison House is a great option for buyers looking for a reasonably priced apartment in a well-kept Brooklyn co-op. This part of Brooklyn is heavily residential so owners here usually leave the area to run errands and socialize but the trade-off is that buyers get a quiet place to live, while in proximity to great mixed-use neighborhoods. “It’s still really reasonable in terms of affordability,” says Janine Acquafredda, a ReMax broker who previously lived in the area for 24 years. “I think that it’s sandwiched between some great neighborhoods. You've got Prospect Park, Park Slope, Windsor Terrace; you have Ditmas Park, Midwood. The building itself is super friendly; a lot of the residents have been there a long time. The board is very active and they probably have the best super in Brooklyn. He really is fantastic.”
Large studios to two-bedrooms are available but two bedrooms switch owners the most
Constructed in 1964, the two-winged, seven-story Harrison House is a typical red-brick, postwar building with a black metal canopy signaling the entrance. On the inside, the building’s lobby is large, bright, well-maintained and has a designated package area. With the exception of the junior fours, “The units here are large,” says Acquafredda. “The living rooms are large and the bedrooms are large. The bathrooms and the kitchens tend to be small.” Kitchens are usually galley style and separated into their own room.
Since most units for sale have been owned for some time, the ones coming to market are generally in need of renovation; however, they do feature plank wood flooring in good condition and lots of closet space. The co-op’s 88 units are split almost evenly into studios, one- and two-bedroom residences. Two-bedroom apartments get the most traction, with four having changed hands in 2024. Those with one bathroom hover around 900 square feet and cost between $418,000 and $495,000. Those with two bathrooms are typically sized above 1,000 square feet and cost between $575,000 and $592,000. Studios and one-bedrooms don’t come onto the market often but the last studio was sold in May of 2024, for $175,00. The one-bedroom sold in the same year changed hands at $325,000.
A longtime live-in super and a dog-friendly building
Residents also have access to a live-in super who, as told by Acquafredda, “is absolutely fabulous. He’s been there for about 18 years.” There is a backyard with a play area for children. Both parking and bike storage are currently waitlisted, but outdoor bike storage is available. A central laundry room is in the basement and there is one elevator per wing. Most of the co-ops in the area aren’t dog-friendly but Acquafredda takes pride in saying that she helped Harrison House with their change of heart. “The board president at the time really listened to what I had to say about the way the neighborhood was changing. I told him, you're getting spillover from Park Slope. Park Slope is known for leashes. Everybody's got a dog. It was just a matter of him listening and bringing the changes of the neighborhood and the building to the board members. It’s still on approval but it’s not a flat-out no.”
Restaurants, shopping and Prospect Park are easily accessible by car
Asked where residents of the building go for a bite to eat or to run errands, Acquafredda’s immediate answer, “Courtelyou Road. People like the proximity to Cortelyou Road. That’s one of the draws.” Even though Cortelyou Road is in Ditmas Park, about a six-minute drive away, residents shop at the weekly Sunday farmers’ market between Argyle and Rugby roads; there are also quite a few cafes and restaurants on that commercial strip. To do any large-scale grocery shopping, the closest supermarket is the ShopRite on McDonald Avenue, about a 10-minute drive away. And, although residents may have to take the train, bus or simply drive, Prospect Park is close enough for regular evening runs.
Several transportation options available although they may not all be the most accessible
Public transportation isn't the most convenient to use because of the density of housing surrounding Harrison House, but it’s certainly available. Subway riders have two train stops to choose from and it takes just over 10 minutes of walking to get to each — to the east is the Newkirk Plaza station where the B and Q trains stop, and to the west is the 18 Av station where the F train stops. Catching the bus into Manhattan means first walking about 15 minutes to Cortelyou Road and Stratford, then hopping on the BM1, BM3 or BM4 into the Financial District; the entire commute is just under 40 minutes. Drivers going into Manhattan have it a little easier as they get to the Prospect Expressway in seven minutes and continue on I-478 N, getting into Manhattan in just over 25 minutes when there’s no traffic. A number of buses stop on 18th Avenue and Coney Island, taking residents into various parts of Brooklyn.
