A postwar co-op with Hudson River views and a tightly-knit community
In 1960, five years after the co-op was completed, Highpoint on the Hudson was featured in Life Magazine, showcasing its terraces and outdoor spaces — rarities in the New York City market. Over 60 years later, these are still the co-op’s calling cards. Perched on a bluff overlooking the Hudson River, the 11-story, red-brick building has a lovely garden and a seasonal outdoor pool, as well as a true sense of community. “This is a really family-oriented building where people know one another and look out for each other,” says Linda Justus, a real estate agent at Robert E. Hill. “It’s normal for people to stay here for a long time. Some owners moved into Highpoint right before their children were born, and now they’re going off to college or getting married, inviting neighbors to graduations and weddings. These relationships are an important part of this community.”
Outdoor amenities include a garden and heated pool
The amenities at Highpoint on the Hudson are scattered throughout the property. “The co-op was built into a hill,” Justus explains. “So if you’re entering the lobby at the front of the building, you’re on the fifth floor. And if you wanted to exit the building and enter the garden, you’d go to level two.” Also on level two, residents will find a laundry room with recently upgraded machines. In the basement, a bike room and storage units are located next to the valeted parking garage where, according to Justus, every co-op has access to a parking spot for $220 a month. “But what I find most desirable about the building is the garden to the north,” Justus says. “It’s beautiful and has views of the Hudson River. People have even hosted their weddings there.” As another huge perk, a seasonal, heated swimming pool is at the back of the building. Lastly, a sizable pavered courtyard is located on the building’s south side. A team of five keeps the building running, including a live-in super, two porters, a handyman and a full-time doorman. “The maintenance is superb, and the super does an outstanding job,” Justus says. “Looking at the basement of a building is a good way to see how clean and well-operated it is, and this one is pristine.
Oversized windows help immerse residents in their natural surroundings
The building mostly has one- to three-bedroom apartments, but larger, combined units are also present. “People tend to fall in love with this building, and they truly make it their home,” Justus says. “It’s common for people to start in a one-bedroom and then move into a two- or three-bedroom unit as their family grows. Some end up acquiring two or three apartments and combining them.” Original units measure anywhere from 750 to 1,500 square feet; most have foyers, small kitchens and dining areas. In every unit, the main highlight is the windows, which run wall to wall and sometimes floor to ceiling in the living rooms, granting residents lofty treetop views or water views. “The windows are very special, as are the 20-foot balconies,” Justus says. “On all sides of the building, most units starting on the sixth floor have these private outdoor spaces.” Depending on condition, one-bedroom units can cost anywhere from $150,000 to $432,000, while two-bedrooms range between $410,000 and $725,000. In recent years, prices for larger residences have fallen between $680,000 and $1.3 million.
Access to nature is the main draw, but shops, restaurants and transit are also nearby
Spuyten Duyvil is a strong contender for anyone seeking both leafy suburbia and proximity to Manhattan. The West Bronx neighborhood is known for its canopied streets and idyllic green spaces, including Henry Hudson Park and Seton Park. Both have wooded walking trails as well as playgrounds and athletic facilities. The area is primarily residential, but locals can find shops and restaurants along Johnson and Riverdale avenues. Groceries can be purchased at Key Food, while eateries like The Johnson Diner & Bar, Aoyu Sushi and Tin Marín Tapas are local favorites for dining out. One major perk is that residents are within walking distance of the Metro-North Railroad’s Spuyten Duyvil station, which takes commuters to Grand Central Terminal in just over 30 minutes. Plus, several buses stop just four minutes from the condominium; local buses connect residents to the nearest 1-train subway station, while express buses reach Midtown Manhattan in 60 to 90 minutes depending on traffic.
