Central Riverdale co-op with desirable amenities
Hudson Towers is among the second wave of apartment buildings established in Central Riverdale in the 1960s, attracting those priced out of Manhattan. That continues to be the case. “Many new buyers are coming from Manhattan,” says Deena Spindler, an agent with Brown Harris Stevens who has lived in the building since 1979. The 16-floor, red-brick building dates back to 1964 and went co-op in 1983. Spindler has served on the board of the Association of Riverdale Co-ops and Condos for more than a decade, a decades-old group that serves the interests of management and owners.
Spindler came to Riverdale from Manhattan for more affordable prices and never left. Meanwhile, newcomers are joining the ranks of long-term residents. “I’m not the only one living here for 40 years,” Spindler says. The qualities that attracted her to the area and the co-op decades ago remain. These include a prime Riverdale location zoned for residential use, but still near parks, shopping, transportation, strong schools and houses of worship. “It’s like a quaint, sleepy town,” she says, noting how this part is less congested than the other side of Henry Hudson Parkway. Additionally, Spindler points out how Hudson Towers offers central air, a full-time doorman and an outdoor pool, amenities that many area buildings lack.
Spacious layouts contain balconies
Though this is a larger building, the 194 apartments are split into three wings with about 12 per floor. Spindler shares that many have been combined, including her own. Apartments are generally well-maintained, making them feel newer than 1964. Desirable features include central air, large windows, crown moldings, refinished hardwood floors, numerous closets, dining alcoves and balconies. “Almost every apartment has a terrace, even studios, which is extremely rare in Riverdale,” says Spindler. Balconies are accessed from the living room and run the length of the unit, with some providing views of the Hudson River and Palisades. Galley kitchens are the default design, but many have been updated with dishwashers, stainless-steel appliances and built-in microwaves; others have been gutted to include custom cabinets and double-door refrigerators. Many bathrooms have been overhauled too, such as adding showers to powder rooms. Plus, most bedrooms are large enough to contain a king-sized bed.
Units range from 620-square-foot studios to combined apartments with up to four bedrooms and 2,500 square feet. There is less availability at the smaller and larger ends: a studio last sold in 2022 and a four-bedroom sold in 2021. One- and two-bedroom apartments are the most common — the former offers between 650 and 1,035 square feet, with one recently listed for $360,000. Two-bedrooms span between 1,000 to 1,350 square feet, with one priced at $725,000 in 2024. Three-bedroom apartments range from 1,350 to 1,800 square feet, and one sold for $825,000 in 2024. Most units are owner-occupied, although subletting is allowed after two years.
Outdoor swimming pool and indoor parking garage are highlights
The outdoor, seasonal pool is a big draw and includes a lifeguard, seating and umbrellas. The cost is added to the monthly maintenance fee, at $150 per adult and $75 per child. The indoor garage is another highlight, although it can take several years to get off the waitlist. Some units come with a deeded spot. Those with cars can also take advantage of the circular driveway for unloading bags into the spacious lobby, where an atrium garden accented by brown marble walls is a focal point. The full-time doorman is on hand to assist, as he has for the past 35 years. Staff also consists of a live-in super and a handyman. Spindler notes that common areas were redone about five years ago, from hallway carpets and wallpaper to other flooring and lighting. Additional work is about to start on the garage, roof and facade. Not least, the co-op offers a large playground, laundry room, bike room and storage lockers. However, no dogs are allowed.
Quieter, scenic lifestyle within walking distance of shops, dining and transportation
Central Riverdale is a residential section near abundant green space. Seton Park is a few blocks away, a neighborhood gathering spot with a dog run, pickleball courts and a new skate park with ramps and a bowl. Next door are the Riverdale and Spuyten Duyvil playgrounds, the Spuyten Duyvil Library and the 5-acre Raoul Wallenberg Forest, a nature preserve with an easy trail that connects to Riverdale Park.
Residents can walk to businesses along Johnson Avenue, including a yoga studio, drugstores and restaurants ranging from Indian and Japanese to kosher and coffee shops. Moss Cafe is among them, a coffee shop known for its food, with Spindler noting how it’s always crowded. “People who have no idea that it’s kosher say they go every day for lunch.”
More businesses reside on the opposite side of the highway along Riverdale Avenue, about a 10-minute walk via a pedestrian path at West 239th Street. Spindler mentions the Corner Cafe, a popular restaurant with a year-round outdoor terrace. “It’s frequented by everybody.”
Other popular places include Tin Marin Tapas for live music and tapas in cozy, brick-walled surroundings, Tobala for upscale Mexican with a trendy vibe and Artizen NYC. The latter is a hybrid coffee shop and workspace with areas that can be rented by the hour or day.
For groceries, there’s a Key Food at 235th Street, about a 10-minute walk from the building. Since Riverdale has limited shopping and dining, Spindler points to the numerous delivery services for groceries and products. Those with a car can also shop in Yonkers or New Jersey.
For leisure, the Riverdale Y is a short drive or bus ride north for its pool, fitness classes, performing arts and more. The Y also holds a farmer’s market every Sunday at Riverdale Temple. There are quite a few Orthodox synagogues within walking distance of the co-op as well.
Locals are also drawn here for the private schools, such as Horace Mann, ranked as one of the best in the nation.
Convenient for public transportation and drivers
Buses are an easy form of public transportation, with a stop at the corner, whether getting around locally or catching an express bus to Manhattan. Buses also stop at the local 1 train at 238th Street and Broadway, or commuters can buy a monthly shuttle bus pass to Metro-North’s Spuyten-Duyvil station at 232nd Street; it’s about a 25-minute ride to Grand Central. Otherwise, it’s at least a 20-minute walk to the 1 train. Alternatively, rideshares aren’t difficult to procure, while drivers have the entrance ramp to the parkway in front of the building for heading into Manhattan. Spindler relays that a recent law eliminated the $8 Henry Hudson Bridge toll between Manhattan for car owners enrolled in E-Z Pass and registered in the 10463 or 10471 zip codes.
