An accessibly priced co-op in the heart of Parkchester
Tucked on the other side of the Cross Bronx Expressway, away from the main Parkchester complexes, Hugh Grant Gardens finds itself at the dead-end of Newbold Avenue (a very short, stubby street that seemingly exists for the sole purpose of leading cars into this complex). Not only is the location convenient, but it is also a quieter option for those looking to live in the East Bronx without all the hubbub from the massive, planned community. A unique feature of this building is its secured parking lot, which is centered in it. While it's not officially a gated community, the 12-foot-high fenced car park provides extra security for residents. Completed in 1967, the unassuming 14-story apartment tower is clad in yellow brick with black aluminum casement windows. For those looking for good value, the co-op offers multi-room apartments with low maintenance fees starting at $160,000.
Space-optimized floor plans flooded with natural light
One hundred thirty-seven residences across 14 stories range from one- to two-bedrooms. The midcentury-designed layouts were designed to maximize square footage with an open floor plan connecting the kitchen, dining area and living room. One-bedrooms, ranging from 700 to 800 square feet, start at $165,000. Two-bedrooms, spanning between 950 to 950 square feet, have a base price of $240,000. About half of the units have private balconies, big enough to fit a table and chairs, plus a few potted plants.
Fun fact
The co-op's name does not concern the English actor, Hugh Grant. Rather, the designation is attributed to the complex being just around the corner from Hugh J. Grant Circle, a public park named after former New York City Mayor Hugh J. Grant (1857-1910). (Grant is New York City's youngest mayor to date; he was inaugurated at only 31 in 1889.)
The fine print
The board allows up to 90% financing. Upon board approval, sublets are granted for up to a year. Both cats and dogs are permitted in the building with permission of the co-op.
Basic amenities include indoor and outdoor parking
The elevator building has a live-in superintendent and part-time maintenance staff. As is the case with most midcentury buildings, only essentials are offered. On the lower level, there are laundry facilities with folding tables and wire basket carts. The same subterranean floor houses personal storage lockers. The building offers outdoor parking in the lot surrounding the building and indoor spaces in the basement garage at competitive monthly rates. Plus, the board recently installed a new digital security system, which provides remote guest access, package delivery and ongoing surveillance.
A residential east Bronx neighborhood with all the conveniences
Named after the affordable housing complex built by MetLife in 1938, the neighborhood is mainly known for its midrise condominiums and rental towers. Spanning 129 acres, the Parkchester development’s 171 buildings are dotted with ground-floor retailers and restaurants. Daily necessities include City MD Urgent Care, Ellie's Diner, Macy’s and Walgreens. At the center of the locale, residents can find Metropolitan Oval, a roundabout surrounding the grand “Fantasia” fountain, featuring Art Deco-style sculptures of bathing beauties. The residential enclave is peppered with petite, street-side parks, often including a few benches, picnic tables and not much more. Archer Cooperative sits on the edge of the area, outside the Parkchester North and Parkchester South, on a residential side street. Residents can shop at local grocery stores, including Foodtown, Key Food and CTown.
Just around the corner from the 6 train
From door to turnstile, the nearest subway station is less than a quarter of a mile to Hugh J. Grant Circle. The circular park is home to Parkchester station, which services the 6 train. Nearby thoroughfares, Bronx Whitestone Bridge, Bruckner Expressway and Cross Bronx Expressway make getting around the borough manageable.
