Kings Manor is located at a curious intersection along Ocean Parkway where Kings Highway arcs north, making way for Avenue R. This delineation of boulevards sets the tone for this particular pocket of Gravesend, making way forits tree-shaded, residential side streets. Among the wood-frame duplexes, single-family homes and mid-rise rental buildings, this handsome red-brick cooperative dates back to 1926. Prewar characteristics reign, with highlights including casement windows, wainscoting, crown and floor molding and lofty 13-foot ceilings.

Spacious prewar layouts with ample deep closets and formal foyers

Kings Manor comprises 116 residences across 6 stories, ranging from one- to three-bedrooms. Because the building is almost a century old, many of the units have been thoroughly revamped. That being said, even those that have been gut-renovated tend to keep their original prewar-designed floor plans. Besides the outright luxury of extra space, commonalities include large kitchens with pantries, formal dining rooms, salon-like entryways and plenty of storage room. Some residences have a private terrace. One-bedrooms range from 650 to 750 square feet; the last sale closed at $270,000 in April 2023. Two-bedrooms are more common, averaging 1,100 square feet; the latest closing fetched $375,000 in May 2024. Three-bedrooms start at 1,300 square feet; the most recent listing sold for $395,000 in October 2021.

On the lower level, residents can access a community laundry room, rentable personal storage and a bike room. Plus, street parking is available in several places around the block.

While everyday essentials are available throughout Gravesend, Kings Highway remains the major thoroughfare for local businesses, diverse restaurants and chains. One of the neighborhood favorites, L&B Spumoni Gardens, has been serving thick slices of Sicilian-style pizza since 1939. Another local hot spot, Mtskheta Café, is known for its oversized portions of authentic Georgian food. For groceries, residents can take advantage of the nearby major supermarkets, including Foodtown, CTown and Key Food. Additionally, there are many local grocers for kosher and halal foods. The building is also on Ocean Parkway, which has a five-mile-long mostly tree-shaded sidewalk that leads to the Coney Island Boardwalk and Brighton Beach.

Decent subway access, with a longer commute

Kings Manor is situated between two “Kings Highway” subway stations: the F train is four blocks west, and lines B and Q are half a mile east. Alternatively, many neighborhood residents own cars and take advantage of the Belt Parkway’s proximity. Numerous bus routes provide access to greater Brooklyn and Manhattan.
