A full-service Riverdale co-op offering convenience, views and amenities
For people searching for a full-service building within walking distance of the conveniences of Riverdale that also offers the views and residential feel the neighborhood is known for, the 16-story Manor Towers could be a strong contender. The 185-unit building is tucked away in a leafy pocket of the area, sandwiched between public schools, two playgrounds and a park.Many units provide impressive views of the Hudson River and New Jersey’s Palisades, and the building contains a singular amenity in the area. “They have a really spectacular pool,” says Moda Realty broker Greg Kochanov, a former longtime Riverdale resident who has done business in the building. “It’s the only saltwater pool in Riverdale.” Kochanov notes that buyers looking to test the waters before they commit can do so, as some sponsor units are available as luxury rentals. “So you could get into the building without buying a unit,” he says.
Studios to three-bedrooms, many with river-facing terraces
Homes in the 1962 co-op include studios to three-bedrooms. Studios measuring 550 square feet or more list for $179,000 and higher. One-bedroom apartments 875 square feet or less ask up to $370,000. Prices for two-bedrooms as much as 1,600 square feet start at $395,000, and three-bedroom homes 1,400 square feet or more command $610,000 and higher.
Apartments have central air-conditioning, large windows, hardwood floors and a generous number of closets.
“On the west side of the building, the apartments get pretty spectacular views of the Hudson River and the New Jersey Palisades,” says Kochanov, who notes that those units also have terraces. “Those apartments typically sell for a premium.” (On the east side of the building, only the corner apartments feature a private outdoor space.)
The building’s apartments are spacious, and the co-op includes some combined units for especially large homes. “Years ago, I saw a vertical combination, which is unusual for concrete highrise buildings,” says Kochanov.
Saltwater pool, full-time door attendant and indoor parking
A full-service building, Manor Towers is staffed by a full-time door attendant, live-in super and multiple porters. The pool offers cabanas, which can be rented for a full or partial season. “Each cabana has a little bathroom and changing room,” says Kochanov. “You can put all your pool stuff in there.” Tennis courts, managed separately from the co-op, are available to residents. The co-op has an indoor garage with no waiting list and valet parking for visitors. Shared laundry facilities can be accessed at any time. The building is pet-friendly.
Steps from schools, parks and bus routes
Kochanov notes that local public schools are within walking distance. “They’re right outside the door,” he says. The Spuyten Duyvil Library, the Spuyten Duyvil Playground and the Riverdale Playground are also a short walk from the co-op. The 11-acre Seton Park, which contains a new skate park and adult fitness center, athletic courts, dog-friendly areas and spray showers, is less than a five-minute walk from the building. Van Cortlandt Park, New York City’s third-largest green space, is a 10-minute drive east. Shopping for groceries and essentials can be done along 235th Street and Johnson Avenue, a 15-minute walk from the building. The Whitehall Club is a fitness center that can be reached in about 10 minutes on foot. Prestigious private schools Horace Mann and the Ethical Culture Fieldston School are located in nearby Fieldston.
Express and local buses, Metro-North and easy access to a highway
Express buses to Wall Street and Manhattan’s east and west sides, as well as local buses, stop on the block. The commute to Midtown by bus is about an hour. The Metro-North Railroad shuttle to the Spuyten Duyvil station stops a block away. Travel time to Midtown via commuter rail is approximately 30 minutes. The 1 train is at 238th Street, about a 20-minute walk. Major roadways nearby include the Henry Hudson Parkway and Palisade Avenue. The drive to LaGuardia Airport is around 20 minutes.
