A prime example of postmodernism in the Manhattan’s West Village

Some might argue that Ettore Sottsass’s Memphis Group influenced postmodern design more than any other. Formed in the 1980s, the Italian architecture and design group was known for their bold color pops and experimentations with form, and their aesthetic quickly spread across the Western world. From quirky bookshelves to pop art objects and expressive furniture, their designs both amused and bewildered, but many who followed in their stead tended to take it down a notch and stick with the basics. Although the 72-unit condominium Memphis Downtown was not designed by the iconic namesake group, its conception was influenced by them — hence the name — resulting in a postmodern structure with curved balconies that jut out, rise across 22 stories, and finally taper inwards on the top floors. Completed in 1987 and designed by RKTB Architects, there are no quirky color pops or ornamental diversions with Memphis Group’s signature flair, but rather a simple, brick-clad facade with livable interiors and large corner terraces with views of the Hudson River and historic neighborhood below.

Luxe units with spacious balconies

Given its inconspicuous facade, one might even wonder why it was named so. Perhaps the only lingering association with the Memphis Group is the red metal work placed above the brick-clad balconies. But even by 1987, Manhattan’s West Village — one of the city’s most historic neighborhoods — still primarily consisted of prewar midrises and brownstones, so the building was unique for its time and a prime example of postmodern design. Although it’s not as fancy as some of today’s newer developments, according to Ben Garama, a broker with Corcoran, it’s still considered “a luxury, boutique building.” “There aren’t that many apartments in the building, which makes it feel quiet and private. And it’s on a quiet block,” Garama says. “There are high-profile residents in the building, some celebs, and the staff is always sweet, down to earth, and not stuck up. Each apartment is unique.”

Perhaps the best feature of the building, however, is its location. Located right on the corner of Charles Street, Memphis Downtown is only one block from the Hudson River and namesake park. Centrally located near the best attractions of the West Village, including iconic jazz clubs, restaurants and bars, the building has the best of both worlds as it’s situated on a quaint, residential block largely defined by prewar, lowrises. “It’s close to everything. You have restaurants below it, coffee shops to the left and right. It’s on the corner, on a block with a lot of trees. And it’s also very easy access to the West Side Highway,” Garama says.

One-bedroom units start around $1.3 million

Many units have been renovated since the late ‘80s, but buyers can generally expect chef’s kitchens with high-end appliances from Miele and Bosch, custom cabinetry, wine coolers and Sub-Zero refrigerators. The open layouts also include large foyers and select units have electric fireplaces. Bathroom finishes vary between units, but many feature custom tile work and stand-up showers. “Almost every apartment has a balcony,” Garama adds, whose current listing has nearly 1,000 square feet of private, outdoor space.

Studios run around 575 square feet but are extremely rare to market. One-bedrooms are around 700 square feet and typically start at $1.3 million, while two-bedrooms range between 1,100 square feet and an impressive 1,600 square feet, with pricing ranging between $2.1 million and $3.8 million. Three-bedrooms average around 2,650 square feet and start around $5.5 million. Four-bedrooms garner close to $10 million.

Well-managed residences with a live-in super, door attendant and roof deck

As far as amenities go, Memphis Group has the essentials. In an unassuming, clean lobby, there’s a full-time doorperson beyond the automatic doors to help with bags and luggage. While there is no gym or pool, the building has a large roof deck. “The roof deck has 360-degree views. It is landscaped and has furniture,” Garama adds. The hallways have been updated in the last 10 years or so, and many units are equipped with washer/dryer hookups, but there’s also a common laundry room.

A lively, yet residential area in the West Village

As one of Manhattan’s most coveted neighborhoods, residents live in proximity to the greenspace of Hudson River Park, the High Line, Chelsea Market, the Whitney Museum and of course the hip bars and cafes in the West Village proper. For lively entertainment, locals can regularly catch performance acts at the small, triangular Christopher Park, grab a cocktail at the historic piano bar Duplex or a pint over at Stonewall Inn. The 1 train at the Christopher Street station is a seven minute walk from the building, and several bus lines are found along Christopher Street two blocks south.
