A prewar co-op on a private Riverdale street
Situated in a cozy residential enclave, Riverdale Park neighbors single-family homes with driveways and other low-rise prewar apartment towers. This pocket of Riverdale is particularly green, known for its grassy knolls, landscaped grounds and pristine front lawns. Completed in 1939, the complex comprises two six-story buildings clad in red brick with white-aluminum-framed casement windows. “They are shaped like the letter E, tilted on the side,” says John McDonagh, a broker at McDonagh Properties. “They face each other, each on one side of Netherland Avenue.” The “No Thru” street is expectedly quiet, which he believes is one of the many reasons people choose to live here. “There’s no traffic,” he says, “the only cars passing through are residents.” The location is near multiple modes of public transit, “just a six-minute walk from the Metro-North station and around the corner from the express bus to Manhattan.” Starting at $200,000, the co-op offers accessibly priced multi-room apartments with low maintenance fees.
Roomy layouts with prewar architectural detailing
Two hundred sixty-five residences across two six-story buildings range from one- to three-bedrooms. “The floor plans are quite large,” says McDonagh, who also happens to be a long-time building resident. He says the prewar-designed apartments feature generously proportioned living rooms, queen-sized bedrooms and ample closet space. The original units were fashioned with a formal foyer leading into a galley-style kitchen attached to a proper dining room. Charming architectural flourishes can be found in unrenovated units, including wide arched doorways, floor molding and wide plank solid oak flooring. Unit #K21, a gut-renovated two-bedroom, two-bathroom represented by McDonagh, sold for $349,000 in the first quarter of 2025. “This apartment was retrofitted into an open-concept plan,” he says. “The kitchen was small, so they knocked down the dividing wall and put in an island to create a modern look.” Apartment #K42, a one-bedroom with a small kitchen and separate dining area, represented by McDonagh, was listed for $199,999 in the 2nd quarter of 2024. “This junior four that is quite large,” he says, “about 950 square feet.” Like the aforementioned two-bedroom, many buyers convert the dining area into an open kitchen or, in this case, use the extra space as an additional bedroom.
Basic amenities include indoor parking
The elevator building has a live-in superintendent and part-time maintenance staff. Like most prewar buildings, this one offers the essentials. On the lower level of each building, residents can find a bike rack room, personal storage lockers and laundry facilities with folding tables and wheeled wire baskets. Additionally, the building offers spaces in the basement garage at competitive monthly rates. McDonagh says, as the name of the complex suggests, the building prides itself on its gardens. “The co-op puts a lot of time and resources into the landscaping,” he says. “This complex has a massive footprint when considering there are only 265 units between two buildings.” Besides the gated playground, the grounds comprise sporadically placed park benches and picnic tables along the scenic, tree-shaded, private street, Netherland Avenue.
Quiet side streets, local joints and the occasional dog walker
Some think of Riverdale as a quaint Bronx neighborhood made up of fancy homes, tall trees and stone walls. In reality, it’s quite diverse, with subsections made up of varying housing types, with pleasantly unsurprising suburban characteristics Manhattan College students toting book bags, cool dads wearing the Comme des Garçons edition of Converse Chuck Taylors and school buses dropping off children. This particular pocket, North Riverdale, is famously a residential locale comprising single-family homes and mid-rise brick-clad apartment buildings. Unlike the upscale sector on the hillside resembling rural Connecticut, this area has gridded side streets?similar to suburban New York. There is, however, one common tie between all Riverdale addresses: the vast amount of green space at Riverdale Park, with incredible views of the Hudson River. Van Cortlandt Park, to the east, also offers 1,146 acres of green space. On Broadway, though sporadically, there are a few family-owned restaurants and bars, including Cote Wine Bar, Frida’s Tacos and Bronx Burger House. Many residents frequent the Riverdale Y, the community-driven fitness center known for its youth and family programming and the in-house performing arts center. For groceries, residents can shop at three nearby markets: Key Food, CTown and Riverdale Kosher Market.
Express bus routes, Metro-North and major highways for commuters
What’s the tradeoff for living in this quiet Riverdale neighborhood? It is more remote than other Bronx neighborhoods. Nearby thoroughfares,?Henry Hudson Parkway and the Major Deegan Expressway, make driving manageable throughout the boroughs. Getting anywhere below Yankee Stadium is a bit of a schlep, via car, bus, or subway. Express bus routes — Bx7 and 10, and BxM1, M2 and M3 — connect locals with nearby subways, the Upper West Side and 254th Street Metro-North station, just a 13-mile ride to Grand Central. It’s the fastest way to get to Manhattan, with the trip taking about 25 to 30 minutes.
