A prewar co-op with uncommon perks

There are many reasons why someone might want to live at the 22-story Riverside Towers Apartments. It is steps from Riverside Park. The commercial strips of Broadway and Amsterdam Avenue nearby make it incredibly convenient, and three subway lines are a block away. Agents we spoke to praised these aspects of the 124-unit building. Still, one feature, in particular, was identified as extraordinary: a storage space that not only transfers with the ownership of a unit but is extremely large. "They're huge," says Keller Williams NYC agent Laura Cook, who has done business in the building. "They're like little rooms. I was inside of one." "It's the size of a studio apartment," says Rupi Sood, a Keller Williams agent with the Nicole Gary Team, whose clients, searching for a pied-a-terre, found the amenity extremely appealing. The 1929 co-op's policy permitting residents to install washer/dryer in apartments also sets it apart from other buildings in the area. "This has been a rarity among Upper West Side co-op buildings," says Sood. "It's more common in condo buildings."

Spacious one- to three-bedroom units in a variety of floorplans

Homes in the co-op include one- to three-bedroom apartments. One-bedrooms up to 1,000 square feet sell for $580,000 and higher. Two-bedroom units are at least 1,200 square feet and ask for as much as $1.9 million. Three-bedrooms 1,300 square feet or more list for $2.5 million and up. Cook reports that the building contains spacious apartments with numerous layouts and differing conditions. "It's not like you're buying property built in 2000, where all of them look the same," she says. "Because of the age of the building, it's not unusual to have a variety of inventory that ranges the gamut of renovations."

24-hour door attendant, resident manager and a roof deck with impressive views

The building is staffed by a 24-hour door attendant, resident manager and live-in super. A landscaped roof deck provides views of the Hudson River, George Washington Bridge and Empire State Building, and there is a newly renovated residents lounge/playroom. The co-op has shared laundry facilities and oversized storage spaces. Pets are permitted, as are pied-a-terres. Subletting, co-purchasing and gifting are allowed. Sood notes that the co-op charges an ongoing assessment fee. "Maintenance fees are kept in check with a small assessment charged on a monthly basis," she says. "So there aren't any big surprises." A 2 percent flip tax applies.

A residential feel but still close to major conveniences and culture

"It's close to the beginning part of the prime Upper West Side in terms of all the restaurants and great shopping over there, but not necessarily in the middle of it," says Cook. It feels more residential." Riverside Park is less than one block west, and nearby facilities include a dog run, a playground, basketball courts and baseball fields. Grocery shopping can be done at Trader Joe's at 72nd Street and Broadway or Fairway at 74th Street. Lincoln Center for the Performing Arts is a 15-minute walk from the building as is the American Museum of Natural History to the northeast. The Beacon Theatre and the Marlene Meyerson JCC Manhattan are nearby at 75th Street and Broadway

Several trains within walking distance and easy access to west side thoroughfares

The 1, 2 and 3 trains stop one block away at Broadway and 72nd Street, and the C and B trains can be caught at 72nd Street and Central Park West. At the end of the block, there is an entrance to Route 9A, providing easy connections to Manhattan's west side or to points north. The drive to LaGuardia Airport is about 30 minutes
