A condo tucked away in an Upper East Side enclave

The Upper East Side neighborhood of Sutton Place is often referred to as one of the most exclusive neighborhoods in New York City. It is the type of place the New York Times describes as "a riverside enclave for the well-to-do," "cozy" and "affluent."

"It's very tony, very fancy," says broker Joan Brothers of Manhattan Boutique Real Estate. "There's a sense of being hidden away." Despite its 27 stories, the same could be said for the Sutton View Condominium, which strikes a relatively low profile architecturally compared to its neighbors. The 1986 building designed by Marcel Breuer contemporary Tician Papachristou, is dwarfed by The Sovereign, a 47-story, 348-unit tower directly across the street. Down the street, the 80-story luxury condo Sutton Tower looms over both buildings. Stately townhouses and the grand 1926 Rosario Candela co-op are just one block to the east.

But the 75-unit Sutton View Condominium’s smaller scale offers benefits. "There's only three apartments per floor, so it's not too big," says Brothers. "It's very intimate." Generous and thoughtful floor plans add to the building's appeal. Optimized layouts include split two-bedrooms with large living rooms and residences that span the depth of the building, enabling cross-ventilation. Studios in the building are big enough to comfortably convert to a one-bedroom, as seen during a recent open house. "Apartments tend to be built very spaciously," says Brothers. "And the price point is not outrageous."

Spacious homes, many with balconies and windowed kitchens

Residences include studios to four-bedroom homes. Studios measure a maximum of 550 square feet; the most recent studio sale was in 1996 for $140,000. One-bedrooms up to 801 square feet list for up to $1.3 million. Two-bedrooms can be as large as 1,200 square feet and ask for up to $1.6 million. A 2,464-square-foot three-bedroom penthouse sold for $2.4 million, and a full-floor, 2,500-square-foot four-bedroom sold for $3.8 million. Fixtures and finishes vary from unit to unit due to renovations over the years, although some retain the original parquet floors. Homes on lower floors feature bay windows, while condos on upper floors often offer a balcony. Many kitchens include windows. Views from apartments may include the East River, Ed Koch Queensboro Bridge, Upper East Side, the Chrysler Building and the Empire State Building.

Around the clock door attendant, live-in super and a laundry room

The Sutton View Condominium is staffed by a 24-hour door attendant and a live-in super. The lobby is compact but well-maintained. Although washers and dryers are permitted in apartments, the building has a laundry room. The condo is pet-friendly.

A quiet block near riverside parks with shopping to the north and west

The condo's Sutton Place location enables residents to enjoy the convenience of Manhattan and the relative calm of living almost at the river's edge. Fifty-eighth Street terminates as a dead end at Sutton Place Park North, adding to the block's sense of calm. The extensive landscaping on the grounds of The Sovereign co-op across the street provides a similar effect. Grocery shopping can be done at Trader Joe's or Whole Foods Market, no more than two blocks away. Four pocket parks maintained by the Sutton Place Parks Conservancy provide seating and riverside views from 54th to 58th Streets. Additionally, the recently opened riverside East Midtown Greenway and Andrew Haswell Green Park run from 53rd Street to 61st Street. For tennis players, the Sutton East Tennis Club is one block away.

Express and local trains at 59th and Lexington, a tram and easy access to the FDR Drive

Public transit options include the 4, 5 and 6 trains at 59th Street and Lexington Avenue, which can be reached in under 15 minutes on foot, and the M57 crosstown bus at 57th Street and First Avenue. The Roosevelt Island Tramway is at 60th Street and Second Avenue, two blocks away. The FDR Drive two blocks east provides access to points uptown and downtown along the east side, and the Ed Koch Queensboro Bridge connects to Queens and Interstates 278 and 495. Laguardia Airport can be reached in about minutes by car.
