Prime Astoria near all with a quick commute to Manhattan

Realty Executives agent Angela Kontis served as the exclusive agent for The Astor Condominium when it debuted in 2009, and 15 years later, she handles the occasional resale in the 81-unit building. However, homes in the Astoria condo don’t come on the market that often, which she partly attributes to stellar management. “They’re great people. Very professional,” she says. “The building is very well done from the basement to the top.”

The seven-story building’s location on a prime Astoria block is likely also extremely appealing to some buyers; however, in this case, that comes with the elevated subway tracks immediately opposite the condo. While many units look out onto the tracks, some apartments offer Manhattan skyline views. For buyers concerned about noise from the train, Kontis says it is not an issue — or at least not enough of a problem to result in many vacancies. “The sound-proofing is well done,” she says. “Nobody moves because of the noise. People don’t say, ‘I want to sell because I can’t take the train.”

Studios to three bedrooms with outdoor space and refined finishes

Homes at The Astor Condominium include studios to three-bedroom apartments. Studios start at 430 square feet; the most recent sale in 2019 was for $510,000. Prices for one-bedrooms up to 725 square feet start at about $605,000, and two-bedrooms measuring as much as 1,064 square feet list for up to $1 million. Three bedrooms as large as 1,250 square feet sell for about $1 million.

Units feature hardwood oak floors, imported European interior doors and balconies. While many outdoor spaces are on the smaller side, even those accommodate a small table and chairs. Kitchen finishes and fixtures have held up well, including handsome custom white and wood cabinetry, a white subway tile backsplash, Caesarstone counters and stainless steel appliances, all of which are electric. Bathrooms feature porcelain tiles and stone flooring. Larger units may have foyers and pantries. Apartments are equipped with wall-mounted PTAC heating and cooling units and video intercoms.

Video intercom, resident lounge and in-building parking garage for a fee

Kontis describes the property as very well-maintained. “The building is spotless,” she says. The lobby, which does not have an attendant, is simple, bright and clean, with a few stylish decorative touches of globe lamps and barrel chairs. Amenities at the condo include an updated, spacious lounge with a ping pong table, a pool table and a common kitchen. There is a parking garage located within the building, offered at a rate of $310 a month, as well as a laundry room. A super is on duty 24 hours, and entry is via a fob. The building permits pets. A tax abatement is in effect until 2026. Commercial tenants in the building include a coding school and a medical office.

Rich with grocery stores, international cuisine and several fitness centers

The Astor Condominium is located in the heart of Astoria. For grocery shopping, The Food Emporium, FoodTown of Astoria and organic food market Greenbay Astoria are around the corner along Broadway. Orange Theory Fitness and FORM50 Fitness Astoria are located on the block, and Club Fitness New York is a three-minute walk. Broadway is packed with dining options such as Greek, Vietnamese, Mexican, Korean and classic diner food. Mount Sinai Queens on 30th Avenue is about six blocks away, and The Museum of the Moving Image can be reached in 15 minutes on foot.

Two subway lines down the block and access to major roadways

The N and W trains are steps away from the building at the Broadway stop; travel to Manhattan can take as few as 15 minutes. Connections to the E, M and R lines at Queens Plaza and the 7 at Queensboro Plaza make travel to other parts of the city easy. Major roadways nearby include Astoria Boulevard, Interstate 278 and the Grand Central Parkway, providing connection to points north, Long Island and Brooklyn. Travel time to LaGuardia Airport by car is about 10 minutes.
