A rare condo in a busy Bronx neighborhood

For buyers looking for a condo in the Melrose section of the Bronx, The Aurora, built in 2008, is one of the few options. The 92-unit, eight-story building is located north of the neighborhood’s bustling area known as “The Hub” and is a 10-minute bus ride to Yankee Stadium in Concourse. The condo offers relative affordability, and according to the NYU Furman Center for Real Estate and Urban Policy, prices of residential properties have increased 92 percent in Mott Haven-Melrose since 2009. Brown Harris Stevens agent Deborah Miller, who has worked in the Bronx for over 10 years, sees it as an area where first-time buyers can gain a foothold in the competitive New York City real estate market. “It’s the build-equity borough,” she says. “Value: This is really a neighborhood that speaks to that.”

One- and two-bedrooms, some with private outdoor spaces

Homes in the Aurora include one- and two-bedrooms. One-bedrooms up to 688 square feet list for $260,000 and higher, and prices for two-bedrooms measuring 900 square feet or more start at $369,000. Apartments feature an open living and dining area, with many including a kitchen island. Homes have hardwood floors and high ceilings, and kitchens have granite countertops and dishwashers. Some units are equipped with washer/dryer hookups. Many homes offer oversized bedrooms. Closets are spacious, and some units include walk-in closets. Homes feature through-the-wall air-conditioning and heating units. Select units offer outdoor spaces, including terraces, which can be quite large, and balconies.

Intercom entrance, landscaped courtyard, gym and parking

The Aurora has a video intercom system and a live-in super. Amenities include an outdoor landscaped patio, a windowed gym, a recreation room that can be rented for parties and events and a shared laundry room. The building has a bike room, storage facilities and parking. Pets are permitted, and a 421a tax abatement is in place until 2034. A Mexican restaurant, furniture store and medical office are ground-floor tenants.

Near shopping, small parks and the neighborhood center

The condo is in a lively area with similar newer mid-rise buildings. Third Avenue to the south is home to many businesses, including Foodtown of Third Avenue and ALDI. The 42nd Precinct of the New York City Police Department is across the Street. The busy center of Melrose, The Hub, is about a 15-minute walk from the building. Nearby green spaces include Flynn Park and Yolanda Garcia Park, which hosts community events and has a playground, splash pad and exercise equipment. The CAP Index score for Melrose is 6/10, higher than the national average of 4. Melrose also has significantly higher rates of violent crime than the national average. Air quality is also an issue in the area, and there are ongoing initiatives to improve environmental factors.

Two subway trains nearby, Metro-North and close to LaGuardia Airport

For public transportation, the 2 and 5 trains stop at 3rd Ave. - 149th Street, which is about a 12-minute walk from the condo. The Metro-North Harlem line can be caught at the Melrose station, which can be reached in about 10 minutes on foot, and the travel time to Midtown Manhattan is around 30 minutes. Buses can be caught along 161st Street to connect to the 4 train at 161st Street-Yankee Stadium. Third Avenue provides easy access to major highways, including FDR Drive and Interstate 87, and Interstate 278 is a short drive to the east. LaGuardia Airport can be reached in about 20 minutes by car.
