Dumbo condo with oversized multi-exposures and sound-attenuating windows
Though situated right behind Manhattan Bridge’s multi-level interchange with the BQE highway, in prime Dumbo, Brooklyn, The Beacon Tower’s oversized condos remain relatively quiet. Even as subways rattle by on the nearby elevated track, these multi-exposure units are acoustically buffered thanks to surprisingly large yet innovatively engineered double-pane windows strategically introduced by leading architecture firm CetraRuddy. The same stone-enclosed apertures — especially those on the higher levels of this cleverly set-backed and pinnacled building — frame Western, Southern and Eastern vistas: the harbor, Downtown Brooklyn, Prospect Park, and the rest of this vast borough. Until recently, these views also included Lower Manhattan, but the construction of a massive rental building right up against The Beacon Tower’s northern facade did away with its near 360-degree ascent over the surrounding area, one mostly defined by low- and mid-rise converted warehouses. Such is the nature of highly sought-after waterfront and centralized New York neighborhoods undergoing ceaseless development.
“The good news is that the larger-than-average residences here tend to be corner units with two or more exposure and that those situated toward the north weren’t completely obstructed,” says Jared La Frenais, a broker with Douglas Elliman. “They still have partial views. Given that The Beacon Tower was completed in 2006, it isn’t as amenitized as the much newer 98 Front Street condo right across the street, but the focus here is really the larger-than-average residences themselves. For a 27-story building, there are only 78 units.” That said, the building does include a lush 2,200 square-foot Zen Garden and a fully equipped gym that, according to Archpoint Advisors agent Charles Homet, rivals the closest Equinox.
Large homes that take in tons of natural light throughout the day
Combined four-bedroom units like 18AB and 22AB have large private terraces and, more importantly, multiple exposures. “Most of the residences here have this feature which ensures there’s plenty of natural light coming in at different times of day,” La Frenais adds. The former — incorporating 2,300 square feet of space — sold for $3.7 million in spring 2020. Most residences at The Beacon Tower are 1,169-square-foot two bedrooms priced around $1.5 million, depending on condition and position within the building. As with any building more than a decade old, the level of renovation varies from unit to unit, and that’s also reflected in the cost. One-bedrooms tend to sell for just under $1 million. What ties all residences together are the 11-foot-high ceilings, hardwood floors, in-unit washers/dryers, and cleverly configured open-plan layouts. Sleekly refinished in a somewhat moody yet emphatically Millennial gray, unit 5D — on the market in fall 2024 with La Frenais for $1.5 million — is equipped with stainless-steel appliances, an oversized fridge, wood cabinetry and a multi-zone Nest-controlled central air system.
Sufficient amenities and everything trendy Dumbo has to offer
Along with the Zen Garden and the top-line gym, The Beacon Tower also has a large 22nd-floor roof deck that actually still looks out onto 360-degree views. There’s also a sizable parking garage within the basement that can be accessed by elevator, ensuring residents don’t have to go outside during inclement weather to access their cars. “It’s third-party operated, which is better as homeowners' plans might change from month to month and they aren’t saddled with a parking spot that they had to purchase,” La Frenais says. “The main draw here is the location. The Beacon Tower is near both the York Street subway station, served by the F line, and the High Street stop, served by the A and C.” Getting into Manhattan is a cinch, also due in part to the NYC Ferry that connects the Dumbo terminal to Wall Street and other stops up along the East River. As one of Brooklyn’s priciest neighborhoods, Dumbo abounds with a wide array of top-ranked restaurants like Cecconi's and AlMar. Well-frequented watering holes like Evil Twin Brewing are joined by eclectic design shops such as Hudson Wilder and indoor multi-vendor markets, including Time Out. Though decidedly much more upmarket than it once used to be, this post-industrial waterfront neighborhood remains popular with fine artists and other creatives. The closest grocery store is the Wegmans, located within the re-developed Navy Yard district.
