Life on the East River at the end of a cul-de-sac

Lenox Hill’s The Edgewater is located at the end of a cul-de-sac and literally perched on the east side of Manhattan overlooking the East River. “There’s a combination of convenience and peacefulness that I think people really like,” says Compass broker Lauren Kende, who has done business in the building. The dead-end street makes getting dropped off or unloading a car less stressful and reduces traffic overall. “The people driving there are the people who live there,” she says.

In addition to offering impressive unobstructed views of the East River — enjoyed from many of the 20-story co-op’s apartments — the end of the street provides benches for sitting and taking in the vista. “It’s the heart of the Upper East Side but a little removed, with a quieter feel.”

Large closets, solariums and terraces

The Edgewater’s 128 units include one- to five-bedroom apartments. One-bedrooms up to 1,200 square feet list for up to $1.4 million, and two-bedrooms as large as 1,700 square feet sell for up to $1.7 million. Three-bedroom homes up to 2,760 square feet list for up to $2.4 million, and four- and five-bedroom homes measuring up to 3,300 square feet are priced up to $5 million.

Original features of the 1962 co-op’s apartments include parquet wood floors and large closets. Some homes have terraces and/or solariums, many of which offer East River views.

Attentive staff, storage space and on-site parking for a fee

A 24-hour concierge and door attendant staff the Edgewater, and there is a live-in super. “It’s truly full-service. They’re very attentive to who’s coming and going,” says Kende. Apartments come with a private storage space at no extra cost, and while washers and dryers are permitted in units in most cases, the building offers a laundry room as well. Parking is available in the building’s garage for an additional fee. Kende describes the building as well-managed. “Everything is in really good shape,” she says.“The hallways are lovely. They look like hotel hallways.” She also notes that most major projects have been completed, such as required facade work. The co-op permits dogs up to 35 pounds upon approval and pieds-a-terre and subletting on a case-by-case basis. Medical offices occupy several spaces on the ground floor.

Lenox Hill near hospitals and the East River Greenway

The Edgewater is located in Lenox Hill on the Upper East Side, with most shopping and dining options to the west along First and Second Avenues. Grocery shopping can be done at Morton Williams at 71st Street and First Avenue. An entrance to the waterside walking and biking path, the East River Greenway, can be accessed at 71st Street. Major institutions nearby include New York-Presbyterian Weill Cornell Medical Center and The Rockefeller University.

Express and local trains at Second Avenue, a crosstown bus and easy access to the FDR Drive

The N, Q and R trains located at 72nd Street and Second Avenue can be reached in about 10 minutes on foot, and the M72 crosstown bus is one block away. Immediately to the east, the FDR Drive provides easy access to points uptown and downtown, and the Queensboro Bridge at 60th Street terminates in Queens, providing connection to Roosevelt Island Interstates 278 and 495. Laguardia Airport can be reached in about 30 minutes by car.
