A Flushing conversion near the area’s vibrant downtown

Agent Sandy Edry of Keller Williams New York City, the exclusive broker for the project, describes the 2018 seven-story conversion as both "no-frills" and "elevating." Yes, the 144-unit condo lacks many of the features a buyer might find in new construction in the area. However, the gut renovation of the property, which included a new lobby, mailroom and hallways, as well as the installation of new wiring and quality finishes in the individual apartments, provided notable upgrades to the longtime rental building dating to 1970.
The condo's combination of style and a lower price point produced what Edry dubs "The Target of condos." "Part of the reason it sold well is that it was at a more affordable price point than new construction in the area," he says.
Studios to three-bedrooms with oak floors and spacious living areas
Homes in The Infinity 8 on Fairmont include studios to three-bedroom units. Studios and one-bedrooms sell for $420,000 and up. Two bedrooms measuring as much as 1,060 square feet are priced up to $745,000, and prices for three-bedroom units start at $700,000.
Residences include solid oak hardwood floors and spacious living areas often include room for a dining table. "They have the feel of prewar apartments. Bigger rooms. A bit more solid than you see in new construction," says Edry. Separate kitchens feature stainless steel appliances and glass tile backsplashes, and bath floors and walls incorporate gray slate tiles.
Essential amenities including on-site parking
Building amenities include a live-in super, laundry facilities and a bike room. On-site parking and storage are available for an additional fee. Limiting the building's amenities to the essentials helped to keep prices and maintenance from ballooning, says Edry. "They didn't build a gym or a roof deck like you see in some newer construction in the area. It's housing stock for everybody."
Near bustling Downtown Flushing, major attractions and Long Island
The condo is located in a residential area of Flushing surrounded by similar mid-rise apartment buildings. Edry says the building's location offers proximity to Manhattan while also providing connection to communities to the east. "It's more car-centered than Manhattan. It's in the orbit of the city but also the suburban aspect of Long Island and Bayside." Downtown Flushing is about a 10-minute walk from the building. The busy commercial district is one of the city's largest Chinatowns, with restaurants, bakeries, teahouses and supermarkets, including Asian grocery stores H Mart and J Mart. "It is an extremely vibrant, lively area," says Edry. "There are cuisines from all different parts of China. You can feel very transported." The closest grocery store is Food Plus Supermarket, which is around the corner. A large branch of the Queens Public Library, the Tangram and New World Malls and Macy's are also in Downtown Flushing. The Queens Botanical Garden can be reached in 10 minutes on foot. Edry notes that additional area attractions include Flushing Meadows Corona Park and Citi Field.
The 7 train, Long Island Rail Road in Murray Hill and 20 minutes to LaGuardia
The area's main subway line is the 7 train, which can be caught at the Main Street stop, about a 10-minute walk from the building. Traveling to Midtown Manhattan takes about 45 minutes via public transit and 35 minutes by car. The Long Island Rail Road stops at Murray Hill station several blocks away. The condo is between the two major roadways of Parsons and Kissena Boulevards. LaGuardia Airport is about 20 minutes away by car.
