A boutique-sized building with diverse layouts as an alternative to waterfront glass towers
For those who want to live the condo life in Long Island City for under $1 million, The Foundry at Hunter’s Point is a great way to enter the buzzy neighborhood. Despite its boutique four stories, the building provides spacious layouts that rival pricier waterfront towers. While its location in a neighborhood with numerous parks lining the water’s edge gives residents easy access to nature, the building still offers a sprawling outdoor communal space in addition to private terraces attached to most of its 57 units. Designed by Leonard Fusco in 2008, the building’s facade is composed of panels of operable floor-to-ceiling windows surrounded by alternating red and beige brick. The northeast corner plays with visual contrast as bays of beige brick on the upper floors juxtapose a red brick band below. For a relatively small building, floor plans here are diverse, with single-level apartments, one- and two-bedroom duplexes, and first-floor townhouse-style homes on offer. With additional consideration for its comparatively low common charges, The Foundry offers compelling value that’s hard to overlook.
Soaring ceilings, contemporary interiors and units with up to two terraces
Double-height ceilings greet residents as they walk up a few steps to a tiled lobby furnished with purple couches. In addition to walls of glass, common features found throughout apartments include open-concept living areas with walk-in closets, wood-plank flooring and kitchens equipped with modern stainless-steel appliances and granite topped eat-in islands. On the building’s ground floor are townhouses with private street entrances and 20-foot ceilings; most of these are duplexes. There are more high-ceilinged duplexes on the third floor, though ceilings there do not climb to 20 feet. Duplex kitchens feature a washer-dryer setup hidden behind wood-paneled cabinetry and waterfall islands that are much larger than those in other units. Typically, second-floor landings are large enough to be used as office or storage space. Bathrooms are usually found on the second floor, along with bedrooms that lead to private outdoor spaces. Some of the building’s top floor apartments have two private outdoor spaces.
One-bedrooms start at $768,000
There are no studios in the building and almost an even number of one- and two-bedroom units. Very few three-bedrooms exist. The average size of a one-bedroom is between 680 and 800 square feet, with a few exceptions. Prices start at $768,000 and go up to $915,000. Two-bedrooms, which typically have either two or two-and-a-half bathrooms, measure between 930 square feet and 1,338 square feet. Prices fall between $1.365 million and $1.8 million.
Essential amenities that serve residents well
The amenities at the pet-friendly building aren’t over the top but they serve the residents well. There is a part-time doorman, a live-in super, package room, a small gym with modern equipment, an indoor garage (spots are deeded, so new residents can skip the waitlist), bike and unit storage, in-unit washer and dryer setups, and an expansive courtyard for use by all residents.
Spoiled for choice, residents get to easily enjoy Long Island City plus Greenpoint and Williamsburg
The area immediately surrounding The Foundry is mostly filled with low- to mid-rise condominium buildings; some of these have ground-floor retail like Urban Market just about a block away. There, residents get fresh fruits, vegetables, meats, gourmet snacks and groceries. Just two blocks north, Foodcellar Market offers similar fare. About one block east is Vernon Boulevard, lined with a seemingly endless array of culturally specific restaurants and cafes. The entire Hunters Point waterfront is developed with parks; Hunter’s Point South Park is the closest to the building. Residents arrive at this section of the park with a three-minute walk down 51st Street, where anyone can play basketball or beach volleyball on the respective courts, use the playgrounds, dog runs, fitness equipment and the bike and walking paths. Only a seven-minute walk north is the Queens Public Library at Hunters Point, well-known for its contemporary design dreamed up by Steven Holl Architects. The library sits at the water’s edge and the surrounding area is filled with waterfront restaurants like SHI Japanese and Maiella. Enjoying restaurants and activities in Greenpoint and Williamsburg is also a breeze as the ferry can get anyone to those neighborhoods in under 25 minutes.
Quick access to several transportation options
Getting around the city from The Foundry is simple as the area is well-connected to multiple modes of transportation. The 7 train is a block and a half away at Vernon Boulevard and gets commuters to Grand Central Station in just five minutes. The ferry terminal at Hunters Point South is only a 10-minute walk and commuters can get to the east side of Manhattan in 7 minutes. There is a Long Island Rail Road station nearby; however, this station only goes into Long Island and not into Manhattan. A five-minute drive gets residents to I-495 with quick access to the Queens-Midtown tunnel, the Queens Midtown Expressway and many other major roads and highways. A Citi bike docking station is a block away on Vernon Boulevard.
