Landmark building that has attracted famous residents
The Grand Madison has a grand reputation both for its pedigreed landmark status and the famous names who have lived here. The 12-story Beaux Arts beauty has occupied NoMad — aka Madison Square North — since 1907, a limestone and red-brick building by architects Francis H. Kimball and Harry E. Donnell. The Grand Madison is especially noted for its intricate carvings and stone balconies on the higher floors. It began as the Brunswick Building for offices, then later housed wholesale showrooms for all manner of gifts and housewares, from glass to stationery, and even those outside of the industry knew it as The Gift Building. Gal Nauer Architects converted it to condos in 2006, when it was reborn as the Grand Madison. Since then, Lester Holt and Chelsea Clinton are among the celebrities who have called it home (but have since moved on). Although neither the landmark designation nor the social cachet necessarily attract buyers. “People like the building because they either work or have family nearby,” says Jasvir Bal, an Elegran agent, during a recent visit.
Condo units with pre-war touches
Despite being called the Grand Mansion, there are only 187 units, while the condo has more of a boutique vibe. Apartments are graciously sized and range from 706-square-foot one-bedrooms selling for at least $1.2 million to a whopping 4,800-square-foot five-bedroom, five-bath that recently sold for $9 million. Finishes vary due to renovations, but it’s not uncommon to find kitchens with Poggenpohl cabinets, wine storage and Caesarstone counters, or bathrooms with Calacatta marble, double sinks and separate showers. Windows and 11-foot ceilings are higher than average in these loft-like layouts; the most desirable units overlook Madison Square Park and the Flatiron building. Apartments are also quiet given the location, especially those facing the rear courtyard. Bosch washers and dryers and central air are also part of the equation. Penthouses on the top floor include duplex layouts with arched windows and private terraces with more than 300 square feet. There are also separate entrances on each floor, which Bal jokes makes for an easy escape. That feature may have been needed by actor Kunal Nayyar (better known as Raj in the TV show “Big Bang Theory”) who recently sold a duplex penthouse there for a reduced price of almost $2.5 million.
Landscaped courtyard and valet dry cleaning
Although there's a Chase Bank branch on the ground floor, the entrance and lobby (updated twice over the years) maintain a throwback elegance. Residents step back in time into a staffed lobby lined with arched white beams and tasteful gold accents, punctuated by a line of waterfall-style glass chandeliers. The gracious ambiance continues in the neatly manicured courtyard that’s enclosed with stepping stones and surrounded by umbrella-topped tables and lounge chairs. Bal mentions that there isn’t a roof deck due to the building’s landmark status. The gym is tucked away in the basement like in many buildings, but doesn’t deter residents from making use of its cardio equipment and weights. There’s also a valet dry cleaning service in the basement that picks up items from the front desk. Speaking of services, a live-in super and concierge handle various requests, while there’s also the option to add daily maid service.
Epicenter for shopping and dining across from Madison Square Park
The Grand Madison is technically located in NoMad, but it’s also on the edge of the Flatiron district. This puts Eataly NYC Flatiron, the flagship Italian food hall, within walking distance, along with Trader Joe’s. Whole Foods is even closer. Madison Square Park is literally across the street and home to an ever-popular (and inaugural) Shake Shack. The popular 230 Fifth rooftop bar is steps away too, where a trendy crowd gathers for trendy cocktails. Nearby, Eleven Madison Park is another longtime spot that continues to draw crowds thanks to its three Michelin stars, although a more recent decision to become plant-based remains controversial for some. Regardless, this prime section of Manhattan is overflowing with upmarket stores and restaurants. For something a bit different, the Chelsea Flea is a neighborhood institution, a year-round, weekend flea market with as many as 60 vendors, and just a five-minute stroll from the Grand Madison.
Excellent transportation options
Transportation needs are covered by the R, W trains at opposite ends of the park at 28th and 23rd streets. The 6 runs along Park Avenue South, while the 1 line is a little further on 7th Avenue; both have stops at 28th and 23rd streets. There’s also a PATH station at 23rd and 6th for trains to New Jersey and Manhattan stops between Penn Station and World Trade. Crosstown buses travel along 23rd Street, a major artery.
